Browse Forums Building A New House 1 Mar 19, 2016 5:36 pm Hello All, We just got our tender contract, we are not sure about some of the costs, if anyone know anything or have the same experience but got a lower quote, please help, thanks a lot! House Info Builder: Carlisle Design: Albany 40 (Double storey, T-range) Location: Wantirna South 3152 VIC Terms that we are not sure about: 1. Excavation – provide additional excavation for tree root removal due to tree roots encountered at shallow depth as per soil report. - $1,524 (Is this necessary? Can demolition companies do this?) 2. Site cost – provide re-establishment survey to identify boundary in urban re-developed areas - $1,608 (We were told that this cost is for workers with equipment to come in and measure our land, again. Is this necessary? Will external contract workers do it for much cheaper price?) 3. Site cost – Provide a traffic management plan to the satisfaction of local authorities for the proposed dwelling. - $5,200 (We live in a no-through court road, so we don’t really get much traffic, they agreed to put this under provision after we raised the issue, so it’s still $5,200 but we will get credit if they didn’t spend all of it, but has anyone ever got money back in this sort of situation?) 4. Site cost – Provide Crane Truck and Dogman for safe delivery of building materials to the building area. - $5,350 (We were told that the road is not wide enough for a regular truck to reverse and deliver the material, so they need a crane truck, but we live at the end of the court, there’s huge space for a truck to move around, and is this price really reasonable?) 5. Site cost – Provide material handling charge for double storey house in an established area dur to limited site access. - $2,750 (We were told that they need 3m wide on all sides of the house for the truck to deliver materials, if we don’t have the space, they will need to charge this cost for workers to manually move the materials around. We do have 5m on one side of the house and 3m at the back, 1m on the other side, but we don’t really understand why can’t the truck deliver the material from the 5m side and just reverse back out? Has this happened to anyone?) 6. Site cost – Provide site cage for rubbish containment in lieu of front lift site bin due to council requirements. - $4,300. (They said that because they can’t put 2 huge bins on the footpath, so they need to charge us for small cage bins on our land, is this reasonable? What kind of council would allow site bins on the footpath?) 7. Energy requirements – Ceiling Insulation R3.0 –R6.0 (Basically they said they will look at the energy rating, and use the minimal required insulation level as long as it reaches 6 star energy rating, we want to know whether or not it makes a huge difference by upgrading R3 to R6 ceiling insulation? If it turns out to be R3, should we upgrade it to R6 for $900 regardless of energy rating? 8. Structural change - Shower to Powder room downstairs. - $3,672 (Has anyone done this with Carlisle? We’ve had a contractor done 2 showers in our current house, and it costs $1,500 in total, so is $3,672 reasonable? ) 9. Kitchen variations – Provide 11No. Hettic Inno Tech soft close drawer runners in lieu of standard range drawer runners to Kitchen pot and cutlery drawers. - $1,001 (This came out quite surprising for us, we don’t really understand the mechanism behind soft close drawers, but has anyone done this? What’s so expensive about them? ) We haven't signed the tender yet, if anyone knows about any of this issues please help us. Many Thanks. We paid about $1200 for our site reestablishment (we are doing KDR) -they do this to make sure they are building on your land (fence lines are not necessarily accurate). 3. We are at the end of a Court and have $5K provision in our contract for this. 4, 5 & 6. We are doing KDR 41.6 square 2 storey with Fairhaven and didn't get charged for any of these. 7. Our builder upgraded our insulation to R3.0 & R6.0 at their cost to get us back to 6 STAR energy rating. 8 .Can't offer any comment on this. 9. We have these as part of our promotion so not sure on the costs. The demolition company includes all tree removal in their service list. 2. hmm.. We are also doing KDR. Looks like we need to get some quotes from independent companies. 4,5 & 6. These things combined cost over $12,000.. Good for you that Fairhaven didn't have them How's the house? Fairhaven does a good job on the construction overall? Next will be plumbing & electrical services with slab pour in early April. So far so good.
