Browse Forums Building A New House 1 Mar 15, 2016 9:49 am We have bought a land which is going to be registered in May-June. The developers haven't provided the site access for the valuators to carry out the valuation. We took out a tender with one of the builders but are reluctant to sign the contract as we want to wait for the land valuation to be complete. This is to be on a safer side incase the valuation comes less than expected. The developer said that the valuators could be given access to the side in April. I am unsure if we are doing the right thing or should we sign the contract with the builder. Your suggestions/advise would be highly appreciated. Re: Unsure of signing a contract with a builder 3Mar 15, 2016 1:37 pm sandra 2016 Wait for valuation definately i think The builders generally wants people to sign the tender within a week of presentation. Ours has told us the same thing but we are well past a week. I dont feel comfortable signing before the valuation as they are not agreeing on putting 'Subject to Finance Approval' clause in the tender acceptance. Re: Unsure of signing a contract with a builder 4Mar 15, 2016 1:50 pm I'd wait if the builder is trying to force you to sign tell them you'll walk away. You want to make sure your land is valued as expected but also you need to be able to determine site cost for your house which need soil test which can't be done until the land is due to title (unless you are going fixed site cost). We paid our initial deposit with our builder last June and went through all the selection process slowly but they knew all along we weren't signing up fully until our land was ready.
