Browse Forums Building A New House 1 Mar 13, 2016 4:00 pm HI all, This is my first time on this forum and thanks in advance to anyone who can provide any advice We're in the process of signing for some land at Seaside at Moana - Adelaideand putting a house on it with Statesman. The process with our sales advisor has, so far, been very good and we've been very happy. However, the contracts that they're giving us are leaving us less happy. Has anyone here signed the land contract for seaside at Moana? We had several queries we wanted to address and have been waiting weeks for a response. Been told today that the build manager says that they are still working through our 6 points.. that he also said that "the contract won't change much... they sell hundreds of houses" etc. There are clauses in there that we're not happy with. Clauses about the land size being able to change 5% either way before we see a pro-rata on the price, etc. The other clauses are about time delays etc... and aren't too major.. Then we saw the build contract, took it to a solicitor who pointed out that the contract is HEAVILY weighted in their favour, more so than a standard HIA contract. He told us that he wouldn't be surprised if they didn't take advantage of their clauses to make the cost more as we go along. We can't afford that... we're on a tight budget. We've also been told that they won't make changes to their contrat. They seem totally unfriendly to customers and totally over protective of themselves... And I"m starting to doubt my relationship with them as a company as a result. They are coming across as unreasonable and possibly sne aky... So... I guess i'm looking for other people who are building with Statesman or who are building at Seaside at Moana and might be able to reassure me. Did you lay a slab up there... was your quote right? Did you end up paying more? Have you bought and built with Statesman and have they used the clauses in the contract to make you pay more? Have they ever listened to a consumer and adjusted the contract? I'm starting to consider pulling out of either building with them or buying the land full stop. Which is a shame because We were all very excited about this project. Maybe building with Rossdale who do seem to offer an actual fixed price contract might be better for us? Some queries 2Mar 16, 2016 2:09 pm Hi There, We are building @ Seaside Moana with Hickinbotham, we are only at the beginning of all the stages, our plans have been submitted and when you get all that done then colour selection etc, etc when that is finalised THEN it will have FIXED PRICE on our contract. We expect after all the yahoo etc July/ August they should lay the slab. Will wait and see. In years to come Seaside@Moana will be the place to be and of course all the land will heavily increase in value. Let the fun begin. Re: Seaside at Moana - Statesman Homes. Thank you for getting in touch We're having to to sign the contract when we put our deposit down so it's like we're signing with all of the PC items as allowances and estimates not actuals. We're still waiting for them to come back to us about the Land contract too. We'll just have to wait and see. I'm pretty sure we'll sign and then we'll probably be neighbours It's exciting to see the houses starting to go up on Karko We'll be on Peacock Place We're really looking forward to moving forward with it all. It'll be great to swap stories What are you building? We're still waiting for them to check the quotation over... not even moved toward sending off the paperwork to the architects yet. It's frustrating me a bit! It's been nearly a month and it seems to have sat in a pile of paperwork on someone's desk. I'm being told they've got a lot to get through... lol We're hoping it will be approved by the end of next week. So much for the 10 days it said on the "what next" information!!! Some queries 10Apr 23, 2016 10:11 am Got our plans back BUT sent them back to change and redraw a few things, we have got colour selections early May. Will have to go have a look at the block. And occasionally get's caught singing along to Tenacious D LOL We finally got them to approve the contract from their end (Just took them 5 weeks to get it checked !) so our plans are being sent to the architect now! They've started putting down the roads and the pathways now so it sounds like you're in a better place to be ready to go on time than us! Wish we were where you're at! Some queries 12May 11, 2016 1:31 pm I keep my music loud so you can't hear me singing. i been down to block twice in the last 4 weeks couldn't see anybody doing anything on your block lol. I just sent back my new plans to them and have Colours Selection on Thursday 19/05/16 so it is all going smoothly @ the moment will see what happens after colours are done. There is no stress in this household about paying for Land when they produce a Final Council Approval etc then we get in touch with banks about money etc. Myself wouldn't expect to be in there before Jan/Feb 2017 Re: Seaside at Moana - Statesman Homes.
