Browse Forums Building A New House 1 Mar 12, 2016 7:45 pm Hi All, I've just bought a large block (950sqm), however it does have an easement at the back as well a very odd shape, making the design rather difficult. The block is a triangle shape where the right angle is straight ahead if that makes sense. i.e opposite side is parallel to road, adjacent side runs the length of the block and hypotenuse off to the left. It has an 11m frontage which obviously increases the further you go back. To throw another spanner in the works, I'm also building a 2bdrm granny flat along with a 4 bedroom family home. Preferrably on 1 level if possible. Otherwise I will put the master suite upstairs (or the other bedrooms - but there must be a full bath and bedroom downstairs) The problem we have found so far is many builders will either not build custom design, or make it incredibly difficult. We've looked at Stroud builders so far with amending the highgrove 277+ granny flat http://www.stroudhomes.com.au/highgrove-277/. So my specific questions - 1. Is anyone up for the challenge of designing it haha. Ok, well suggestions for designers and or builders. 2. to ensure we blend in with the surrounding homes/streetscape, the granny flat will be at the front but will appear as if it's a normal home with a double garage. Off to the left we will then have a drive way to the main home. What is the turning circle you need for a car into a garage? See below image. Blue line is granny flat double garage Green line is house double garage - I'm not sure though that there's enough of a turning circle to enter it, though. (the gap between the boundary and the edge of the garage is 4m. Red line is alternate double garage (and add entry to the left). However, we would prefer to have the greenline garage and make the red line a wall with windows so from the street it appears as if it's the house, and not another garage (i.e we don't want the only view from the road is copious numbers of garages). We did not have an easement at the back, but we do have a significant tree with an um, significant, tree protection zone. We ended up designing our own home from scratch as we could not find any design that made adequate use of the space and gave us everything we wanted. The narrow frontage was an issue, particularly as we wanted drive-through access to the backyard. We solved that by building the garage along the boundary on a diagonal. It was a long process and we used two other builders and tried altering their designs before designing the home ourselves. The builder we ended up with is one of the biggest in SA but they do custom homes at a reasonable price. There have also been headaches with the admin process with them as they have a cookie cutter approach to the admin stages, and we don't fit! We went with GJ Gardner and chose the Stillwater design. We're currently waiting for our plans to come back. Dont get me wrong, i think it's too far one way with the additional 50c or whatever payout v 23c buy back (as what i currently enjoy), but 8c v 23 isn't as artractive after the cost of installing is factored in.
