Browse Forums Building A New House 1 Mar 11, 2016 10:10 pm So, I was going to hold off posting my own thread until the build started, but whatever, we're already 7 months into the process! Last July/August my wife and I began looking for designs to build, we'd chosen our preferred lot size (12.5x32) and we were monitoring a couple of estates for lots so it began to narrow down our options for homes. After spending a few weekends checking various displays we went into the M display at Craigieburn and didn't go any further than the Bohemian 29. Put simply the openness of the living areas was awesome. Obviously the amount of upgrades M spend on the display specs helps to make the home look better but I could instantly see the potential to make a 25sq house feel bigger with the simple changes like higher (and a raked) ceilings and taller doors. So, here is our choice! Bohemian 25 RF (reverse front) with the Kingston facade Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Structural changes: Raked Ceiling for Family & Dining Room 2.7m Ceilings throughout 2.4m internal doors 2.4m wardrobe doors Kitchen sink, cooker and bench moved around from standard to suit my wife's preferred layout as per this floorplan. Extra eaves above garage door and around side (developer reqs.) Nothing much else, the actual floorplan is what we were after. We decided to put down the initial deposit almost immediately. Not long after that we found a lot that was not only the right price but 40 metres long!! But thanks to a bit of stuffing around by the broker we were forced to withdraw our holding deposit on the land and look for something else after going elsewhere for funds. Moving forward to October, our second choice for estate had another release open and this time we were able to execute a contract. November and December rolls around and nothing happened. Cue the December shutdowns for industry and another 3 weeks rolls by. January and the first half of February also pass us by, a few emails and calls to our SC is met with the answer "it's all progressing ok, I'll let you know if we need anything else". Then an email notification to say I had an account setup for me in the online portal... finally SOMETHING is happening!!! Nope... another month passes us by... then last Friday I get an email from our SC saying that the siting had been done and our changes had passed verification... This week.. our CSC calls and introduces herself.. nice to talk to and verified after I asked that the kitchen modifications were not 100% as we requested between our sales estimate and the plans so she went back and fixed it.... So, here we are with our Studio appointments booked and things moving on finally... With all of the time spent waiting on things to progress for the last few months gave us plenty of time to do pre-work getting samples and ideas from the suppliers. The day as it progressed; Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Bricks were a bit of a worry, the sample card in Studio M was missing a brick face and was really not representative for the degree of colour difference between bricks for the Macedon. But being Cat2 it was really the best value brick for being a brown version. Everything else there was simple enough, we decided to render the front piers of the house which gave us a chance to do 2 colours for render. Plus it makes the choice of a colour for the exposed timber & garage rear access door really easy! We had the idea to have the garage door Paperbark, but eventually decided on Dune. Windows and sliding doors was the simple choice of Monument (same as the fascia, gutters & downpipes). Front door - simple choice of a stained 6 light. I don't think that we could have lived with a painted door. With the externals done, we sorted out our timber flooring choice, our SC had added it to our estimate so we just confirmed our choice. I really didn't see any need to upgrade. Infact the one my wife had said she was happy with after the studio M preview was the one our SC had already added! Next, onto the kitchen.. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It took quite a while to firstly sort out the benchtop, having Cat1 included was a good start, but after seeing the Statuario Nuvo in a display we had to ask for the upgrade price....$8k ....and really quickly said no thanks! Cat 3 Nougat it is!!!! Cabinets were easy enough.. The Laminex Silk finish was well priced for our design and looks quite nice. The movements of the sink and cooker from their original design locations actually gave us a great result by letting us get all pot drawers on the island bench and it really didn't cost too much. Our butlers pantry got cabinets and benchtop with sink. We didn't feel that adding Caesarstone to this area was worth it, so we got a really close match from the Laminex board. Splashbacks took a bit of time and went a little over our budget when adding them to the sink area and returns. We had a look at the included upright cooker from Technika and immediately changed it to the Smeg option! Rangehood was also a quick change from the standard option to a under cabinet version with extra overhead cabinet. Bathroom, Ensuites and Laundry Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I was interested in getting elevated cabinets in the Ensuite and Bathroom and was happy when I found out it was a nil cost upgrade.. Woot!! Paint choice was simple.. Dulux White on White - it is the only white available from Dulux that doesn't have a blue, green or red tone! We decided to get quotes from M for window blinds and also a deck on the portico.. I have them now and just need to see what it's like out in the market. I have a feeling the blinds is really competitive (approx $4k for a combination of Romans and Roller blinds throughout). Electricals next to be done in a few days then contract signing! We were charged $150 each for those! Yep.. Thats what they are. Were you Freedom or Designer inclusions? Our house has Designer inclusions as standard, so perhaps it's there or it may have been a recent change to pricing. Much of the pricing we had in the upgrade guide was well out of date and had gone up, some had remained the same. The biggest difference from the price guide to real life was the bricks.. I went there myself and chose not to spend much on upgrades - I am a cabler so arranging for my own changes post handover with a sparky mate isn't a problem... except for the extra outlets I wanted to add to the kitchen - there was no way that I was going to cut out holes in the splashbacks or add cabling to the island bench. Other stuff added at that stage was ducted aircon and upgrading the central heating with setting up zones for the living areas and bedrooms. Our land titled last week, will settle before the end of April so amazingly that is on track! Next up - Contract signing! But thankfully that has finally happened and we are back into the groove... Tile selections happened last Tuesday and it went through with no real issue and no upgrade price because we found everything we wanted in the builders range. Also we made this easy for ourselves by choosing the same tiles throughout the wet areas. We're all ready for construction now as the permits are done and plans are finalised... can't wait!! Nope, we had chosen the Designer inclusions when we arranged our design and put down the $1000 deposit back in November and the LUX25 designer inclusions had not been released yet so without requoting the entire build which I estimated would have added over $20k thanks for base build changes and losing our other deals. The room feels massive especially after the first coat of paint has gone on - I can't fault the speed of the works and just how much has been completed after only 8 weeks. It seems that every day we see some progress. The brickies had a bit of a hard time with the hot days and rain last week so that's a little behind schedule but overall I'm stoked. Living room windows on the side are double glazed awning (required for energy rating), the rest around the house are standard sliding. The rear stacker doors are 2100 high, the windows are standard 1800 so with the 2700 ceiling at the lower point it may appear small. I know there is a bit of discussion elsewhere on H1 that raising the windows higher or making them larger makes a difference but I really don't mind. Our room layout plan has the lounge facing away from the windows and as we have a small lot I never saw the attraction to commit to that modification.
