Re: Who's building in Capestone, Mango Hill ? 22Apr 15, 2016 10:42 pm bmitchel My advice would be get inspectors for each stage just in case. You are making a rather large investment. I would also double-check not only your electrical layout during frame stage but also plumbing. I forgot to look at this, hence why tiles are being pulled off. Admittingly, the SS should of picked that up also. The plans also were not right in this area. The diagram looked correct for one of the views of our ensuite, but the actual lengths and values on the diagram were wrong. Look over your plans over and over again. Are you building a single or double storey house? Which Clarendon plan are you going with? Thanks for the advice. We are building a single story "Marko". Our biggest obstacle is that we are out of state so everything done via phone and email... Do you have an inspector that you recommend? Do you know roughly the cost? I'm in stage 9 and have started earthworks!! We got our keys last week. Built in Stage 7. There are a lot of houses going up now in Stage 8/9, pretty crazy. I think I even saw some activity in Stage 10! Re: Who's building in Capestone, Mango Hill ? 27May 27, 2016 4:41 pm I am just about to sign the contract. (in Stage 10) Re: Who's building in Capestone, Mango Hill ? 28May 27, 2016 4:42 pm Congrats! Nice to see fellow mangoers! Re: Who's building in Capestone, Mango Hill ? 29May 30, 2016 1:58 am Hi All, Just wondering if anyone can share some details about what class their soil test is? Looking at the new stages in Capestone Bouvelard and found out they subject to soil test. Never knew land was sold without this clause, so worries me a little. I have been told most of it is from Class M to class H with 1 E in 800 blocks so far. Some light shed on this would be great ! I have been told most of it is from Class M to class H with 1 E in 800 blocks so far. Some light shed on this would be great ! We built in Stage 7 and it came back as Class M. Next door to us they had some weird rating from their initial soil test, but they re-did it and it came back as M. Re: Who's building in Capestone, Mango Hill ? 31May 30, 2016 10:25 am I guess till Stage 10 there wasn't a clause for soil test.. Not sure what has changed. bmitchel, did you do soil test by yourself or builder did it ? Re: Who's building in Capestone, Mango Hill ? 33May 30, 2016 3:18 pm I'm building in stage 9 and the soil test came as H class. A number of people that I know from stage 9 all have H class. Talking to a few builders, about 75% of the land is H class and the remaining is M. Interesting that there is now a clause in the land contract. Re: Who's building in Capestone, Mango Hill ? 35May 30, 2016 3:22 pm @bmitchel: I was replying to narbe. I didn't have any clause (except for the standard subject to finance) in my land contract.
