We have the tv point above the fireplace so ots always been obvious we are installing a tv above. At the current level the tv can only start at 1.3m from ffl. We have asked them to fix it and drop the fireplace 20cm. The house is all locked up so updates and pucs will be slower. From the pile of rubbish outside i can tell the bathrooms have been fitted out. i also spotted the kitchen tap installed. The seals in the bricks have been installed. Fireplace unmoved. There is still alot of rework to be done so im hoping these get fix while we wait for the fireplace to be lowered. Tiling, painting, plumbing, kitchen, electrics and timber work are all 99% complete but would require maybe 5-10% rework. Some of the rework is going to be rework on rework now. Some things have been delayed and things got out of order. Eg mirrors in two rooms have been installed before the tiling was conplete and now its not tiled to the backing board. This is totally unacceptable. At this stage you have to check and double check everything. Im not happy that I have to do this level of management on Rawson's tradies. Alot of things are done well but many finishes arent, maybe my expectation are too high. Little niggles aside, it will be a beautiful house to live in Thanks, to be honest we had a really hard time with colours and these colours were signed off late 2014. (lost 6+ months at council and the built has taken over 12 months). The bench tops are "raven" and I'm not sure the new age name for the feature colour but its a dark grey. It was sheer luck we bumped into the head of construction at our site about 10 days ago. We expressed our frustration and disappointment. We have been keeping a list of issues and updating them each week. John went thru the list and assigned trades/companies for each issue. He made a few phone calls and got some updates. The next few days we saw lots of different trades turn up and attend to the list of mostly rework items. I think about half the issues have been fixed. Will get a walk thru later this week for a full update.
But in true Rawson style, this week things seem to have gone back to normal. Last Friday the sparkies didn't turn up to complete some power point moves. Monday the painters didn't turn up either. But the timber flooring guys scheduled for Thursday/Friday installed my timber floor on Monday. I feel most of my issues have been because work has been done out of order and again its happened. The SS promised to put plastic down and inform all trades going onsite to remove there hard sole or dirty shoes. Today it was clear plastic isn't down and dusty work boot foot prints are everywhere on the timber. So in the last month we have had; The alfresco slab cut back to correct size -rework; Fireplace dropped down to correct height -rework; Feature Tiles behind mirrors -major rework, wrong tiles were install then mirrors were install then feature tiles were tiled on top of the wrong tiles. It all had to be remove and resheeted and waterproofed, Brick repointing, still more repointing required, Relocated gas point in alfresco -rework Ensuite window tiling wasnt square -rework; Kitchen powerpoints on wrong walls, -rework and waiting for new splashback; Garage door installed; Some painting defect addressed. More still needed; Creaking floor addressed -rework; Added two more ac vents as per plan; Correct toilet roll holder heights -rework; Correct towel rail in right locations -rework; Some electric work attended too. More still required; Repair to rear sliding door -rework; Outside slab cleaned and mortar free -rework; Bamboo flooring installed. As you can see lots of rework. We have been given the week of the 19th of sept for handover. Lets hope they are close. There has been a long list if items to be fixed. Most if which is fixing up a bad paint job. I find it hard to believe this is three coats of paint, especially on the gloss surfaces such has door and window trims and stairs. Other big items on the list is a mirror which is installed at the wrong height, one panel of the splashback is the wrong colour, two windows have big scratches and will need to be replaced and some skirting repair. There has been some progress on the list but I still cant see them finishing before Wednesday's handover date. All appliances and flooring is done. Dark grey carpet upstairs and coffee bamboo floors downstairs. The alarm system is install and working. Lifestyle store popped by and installed one TV. The remaining home theatre will be installed in a few weeks. This was good and all but optus will only post out the new sim to the physical addroptus So off to masters we go, to get a letter box. Im so surprised how much these things cost. Yesterday was key day for us with a successful handover from Rawson. All in all we are pretty happy with how it turned out. Pity it was a 15 month build. still a couple of issues Rawson is going to fix post handover. Can't wait to move in.
