I would worry too much with the inverted V shape that if it rained really hard it would be funnelling into the middle of the house. I should have faith in the engineers and architects lol Also not a fan of concrete or cladding or these modern materials. No selections yet, still waiting for the blasted footings costs.. Hopefully next week maybe? I feel like I should call them and check on it. Because of the slope, we are a bit unsure about how much the fences and neighbours will overshadow our yard, so thats one of the reasons for wanting to do the 3d renders. Also it helps to measure and visualise things inside the rooms. Once we get our final levels for the build, I will actually make the land sloped correctly, and then we can work out how much to raise/lower the yard or if we need multiple levels or steps anywhere. We chose the Palisade because of the space at the side of the house as well as the back, it'll make an ok sized garden which we need. What are you having done for your driveway? We are still battling between ourselves, one wants Concrete, the other wanting paving ? We're going for the exposed pebble for both the driveway and the paths... after 10 yrs of weeding and re-settling the paving - never again! My hubby has nightmares about paving, and swears at it regularly. I'm very girly and demure about it - I just give it the evil eye, and shudder quietly. I take the karcher to it when the mood strikes, but kinda wish I was using the death star to vapourize it. Our builder is tiling our alfresco and porch as a standard feature, so we were very happy. In the end we are going with Panorama concrete as they were the only ones who would actually put a quote in writing. Sounds like your block has a similar fall to ours. We have just under a 2m drop front to back on a 45m depth. Currently planning a split level design which will reduce retaining walls. We also have a few considerations around how high the house would sit overlooking rear neighbours. Asked if we wanted to spend $4000 to split the garage down a few steps, to save 500mm on the height of the cut for the block. I said not really, let's see how much the footings costs come out to and we can go from there. Now just to wait 6-10 more days to find out.. Grrr... Apparently they have our (builder organised) soil test, and have began the engineering (I thought we were already waiting for that). This apparently takes 2 days, and then up to 5 days to post. So we won't know for another week. So silly that they can't have used to soil test that was only a couple months old, that they commissioned and we already had. Our Deposited Plans are ready, so apparently it has been submitted to council for approval. We still haven't seen any side elevations of our house, so it will be interesting to see how tall the windows are after council approves it.... Weird process. Apparently we should be getting elevation drawings sent out soon too. Came in at $16,042 with the budgeted amount in our contract at $18,000. Pretty happy that it's not over budget, and we can keep the bank happy now. Oh and they used the original soil reports from when our site was tested (sept) after the compact fill and before the block went on sale.
