You'll find bigger builders have cheaper upfront (base) prices, but by the time you add things on it will end up being about the same as the next builder who had a much higher upfront price but already included everything. I wonder if anyone has ever built a house at the base price with no changes? Hidden costs is hard to explain, as each builder has different pricing methods, but certainly site costs is a big one. I had a fixed price contract, so assumed my site costs are part of the base price and locked in... not so much once the soil tests were done. There's things you naturally assume is part of a house, which just aren't included.. things like door stops, towel rails, toilet roll holders... some builders don't even include the light globes!!! Then there is structural things like sarking, insulation. I found the I had to ask the builder about these things, they don't give you a list of every upgrade you could ever think of.. you have to approach them and ask for things, so it pays to do some research on houses/building. Some things I looked at which might help you: roof sarking, insulation, foil wrap, roof ventilation, aircon, heating, window glazing, eaves, infills above windows and doors, taps, data cabling, tv points, type of doors for wardrobes, shower frames.
