Browse Forums Building A New House Re: Coral Homes - Modified Bronte 41May 10, 2016 7:48 pm You are too kind MrsJm and you are really on the ball...don't know how you do it all. We've come to terms with the privacy screening. We are getting quotes for Vertical louvres hopefully semi-movable ones that we can actually shut then open to whatever angle we're allowed. It will make the balcony more useable anyway. Our first quote for fixed louvres came back at $5642. Waiting for another quote. Are you getting Coral to do yours? With the roof tiles... apparently they have had price rises and they supposedly doubled in 6 months...yeah right Coral build- Modified Bronte 42 - We're in!!! https://forum.homeone.com.au/viewtopic.php?f=31&t=82234&p=1513775&hilit=coral+modified+bronte#p1513775 Re: Coral Homes - Modified Bronte 42May 10, 2016 8:15 pm Holy hell that's expensive! I'm guessing before you get your occupancy certificate Council will check that the screening conforms and I know under complying development rules they are explicit in that louvres must be fixed. Just check with them that semi moveable will comply. I would hate for you to spend all that money only to be told it doesn't tick the box. I think they will add to the ambiance on your balcony and give you the added feeling of privacy while still providing you with light, air and some views. Looking for the up side We aren't getting Coral to do ours. The more I can take out of their hands the better lol ! I even floated the idea of putting in my own noggins but hubby told me no! Jeez sounds like there have been lots of price rises! I was stunned reading some of those numbers on the increases to the cost of getting the silk finish cabinets! Wow! C U S T O M. C O R A L. Yeah, we have to check with council to make sure we comply. Council sent the letter to Coral. Emma our CSO rang to tell us they received the letter and that the estimators will be in contact with us soon. Coral has 28 days to reply. The CSO has been quite good so far. Lol..I can imagine you trying to lay some bricks while you're at it! Pricing? Apparently so...Lucky we locked in earlier because we would be up for at least another $30K on the base price....our kitchen doors are velour finish... whatever that means. Imagine if everyone could just object, even to things that are within the da limits.... Nothing would ever get built. My colleague just went through it and I think there were about 10 objections lodged about his DA and the council threw them all out- yes, he was impeding their views a bit and overshadowing them but the council said all was within their guidelines so tough luck. I know it's hard not to worry, but remember the council is not there to restrict you unfairly and the rules aren't there just to protect your neighbours- they are also there to give you a certain amount of freedom to build without every Tom **** and Harry crying poor C U S T O M. BUT we won't be doing the demolition until (IF) the house gets approved. I found Coral to be extremely useless when it come to council.. So much so that i wrote a formal complaint - It honestly did me the world of good! The admin manager contacted me that day and we went through everything and things happened really quickly from there!! Might be worth a try? Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13771 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4338 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74701 |
