Metricon Glendale 39 questions

Hi all, we're soon building the Glendale 39 and have a few queries that people may be able to help with. We've been told our outdoor room will just have a dirt floor rather than concrete, not sure why it wouldn't be part of the slab of the main house - especially with a brick pier supporting the main roof on the far corner.

Also with the A/C we've been told that Metricon don't allow owners to supply their own A/C and have it fitted after handover. This is due to the ductwork that needs installing which is more involved in a 2-storey house. Our prelim quote seems to indicate a separate price for ductwork and then an $18k allowance for the provision/installation of the reverse-cycle refrigerated A/C. Has anyone else experienced similar?

Overall we're happy with the process so far but it's frustrating when we get told one thing by the S/C but then the quote or what we see elsewhere is different.

outdoors and portico are definitely concrete. A/c they don't allow own suppliers in until handover. Depending on home you'd need to speak with SC to see whether you can install ducting for later. Look forward to seeing your progress and enjoy your M journey
