Browse Forums Building A New House 1 Feb 27, 2016 9:17 am Hey, my partner and I have purchased a sloping block in West Wodonga. The builder has given us a rough price guide for the build and is currently in the process of a full quote. Being that it is a custom build and not off a plan the price has had to be done as a one off. Other than the increased cost of the works for the slab, what have you had to fork out for that you did not think you were going to have to? I know I'm going to have to build some retaining walls in the backyard and even some stairs to form a upper and lower level back yard. We are on the low side of the street building a split level home 1080m2 block, entry will be flat off the road Custom split level 39 square build: Currently at planning stage Re: Who has built on a sloping block? Unknown costs? 2Feb 27, 2016 9:22 am We are also planning on building on out sloped block, we are going with a volume builder and they have already quoted $77,000 for retaining walls and levelling. We may have to look at independent builder as it may save us money doing a split level rather than whole concrete slab which the volume builders only do. Re: Who has built on a sloping block? Unknown costs? 3Feb 27, 2016 10:17 am Hi, for what it's worth and not knowing your contours have you considered/priced bearer and joist build rather than just slab? We have slab only for garage then b&j, the retaining became part of the foundations if you get what I mean. Any how just something to consider. Unknown costs? 4Feb 27, 2016 11:40 am Site works/costs can impact on the overall house price in the range from 15%-> 30+%. Start with 1. Contour Survey 2. Engineers soil report 3. Rough sketches then fill in the engineering Data/Costs-> aim for the best most cost effective design (optimization) The engineering alternatives becomes very important on difficult sloping blocks Rather than dealing with it later ($ticker $hock) you are best dealing with it in the beginning while weighing up the various design options, engineering design alternatives, costs, etc, etc If I can use an artists analogy A Start with the Broad out line Framework B Fill in the details as you proceed C The difference is while artists use lines only..I use lines and Data/Costs There are at least a dozen options for slopping blocks with varying costs. D Try to stay within the original design concept and you will if you start with the best /optimal design goodluck Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Who has built on a sloping block? Unknown costs? 5Feb 27, 2016 11:51 am Depending on the slope , you can take advantages on the fall . Retaining walls can be incorporated as part of the building, increasing the size of the building even to the point of adding as a granny flat , specially if your block is falling away from the street. Which is viable with bearers and joists Hi Everyone, Ripped up the carpet and the surface below gas come loose and you can see the slab below. The material breaking away looks and feels like crumbling cement.… 0 10134 Give Jonathan a call. Tell him you know me. He is in my opinion the best surveyor I have ever worked with.
