We secured our land around this time last year and hoping that titles are getting close. I've driven past a number of times and things seem to be pretty close. I can't wait to get started! From accounts, it sounds like we're going to title in about late March or into early April. Which stage are you in? I havent come across anyone else in these forums building there! Our title starts with a 9 but that is misleading, it is not the 9th release. Our original release date was Dec 2016 and we've locked in build for Feb 2017, so hope it will be on track. We weren't in a hurry as our son is doing senior school exams 2016-7 and we don't want him to change schools. We're building a Simonds Palisade on our little 14x28 block. As we're about 40 mins drive away we don't get out there often, let us know when there is something to visit and see! Good to come across another Jubilee builder! I hope all dates work out for you. For us, honestly, we've been pretty frustrated with waiting for our land and are ready to build. We put down our deposit this time last year as we were told titles would be in July '15. All through last year, we got given about 4 different months when all would be ready. First September, then October, November and then December. This year alone we've been advised each of Jan, Feb and March when titles would be ready. To be brutally honest, if we knew this was going to be the case we would have bought at Harpley down the road as we had the budget but got sold on facilities in the estate. Anyway, we've come to terms to how this is all operating and are just keen to get started. We're building with Boutique Homes, they've been gpod but not without their share of frustrations either. We started renting in Werribee when we decided to start building so we visit often. All the roads are in, lightposts and street signs etc. but entry is always blocked off. I'd suggest you pop over but you can only see from a far! We can see our block has been prepped which is adding to the impatience haha. Re: Anyone building at Jubilee Estate? 7Mar 12, 2016 9:30 am We Probably spent 5-6 weekends looking at display homes etc but OH is not as interested, so we settled quite quickly on a fairly affordable design that gave us a lot of rooms for the size. Then we walked into the Simonds Palisade display home in Digger's Rest and just loved the 12 ft high ceilings so changed companies. I have found the forum so helpful in reading what other people have done and that's been so helpful. I can't wait to read soem Jubliee build forums - please start one!! We often go and check out how everything is coming along, we are very excited to build. We haven't chosen our builder yet we are stuck between Mimosa, Simonds and Metricon. We are not titling until December 16 (though I suspect we'll be late too), so you must have been one of the first purchasers! From what I've read I'd say base your decision on the design you love and the best deal you can get with special offers. We went with Simonds simply because we fell in love with the 12 ft high ceilings on dislay at Digger's Rest but prior to that I'd chosen a design with Dennis Family Homes. Everyone likes different things and there are plenty of designs. See what extras they will throw in for you. We got a free dishwasher added from Simonds (we already have one but I wasn't going to say no!) and Chris Boucher didn't charge us to move internal walls around. Just bought a land there and hopefully will get titled by the mid of next year. Haven't decided on builder yet, just looking around. Just curious about the site cost there as this would be a big concern for me. Hoping if anyone can shed some light on this who ever got their title settled there ??? Cheers. Re: Anyone building at Jubilee Estate? 12Jul 05, 2016 1:41 pm Hi guys, been ages since we've posted. lots of highs and lows over the last few months. good news is that we've titled and are a couple of weeks away from our building commencement date. We just happened to get our site costs back today. It came to about 14k. We built in a 15k site works budget with our builder at pre-work so we're happy it came under. This was one of our biggest concerns as well as there is a LOT of rock around the area. Some of the boulders sitting there are huge!! Went past last weekend, exciting to see the display homes go up! Slab went down late last week. Frames were delivered yesterday, so they'll be putting it up this week! Boutique Homes have been pretty good although some of the contract work prior to the pour didn't meet Boutique or our building inspector's standards. Was all sorted out in the end. Glad we invested in independant assessments considering the potential for issues around our area due to the soil type. We're at the point where the roof is about to go up and the builder has told us that there's no power on site in order to complete the next stage. This is a surprise to us as they've completed the frame etc to this point. The meter box has also been installed onsite so we're left wondering. So we do some calling around to powercor and establish that the whole estate is currently unpowered!! All the work on the houses and display homes have been running on generator power to this point! Called to confirm with Jubilee and the response is - "i'm just in the dark as you" I ask, is there an estimated time as to when this will be resolved? "no, but i'd imagine it'd be soon". No commitment of when things are going to happen. In summary: - So the builder is saying that we'll incur generator hire fees in order to proceed - to the tune of approx. $600-700 per week - The estate has no bloody idea when the power is getting switched on for us to proceed with out build - We're stuck making repayments like chumps when likely no work will be done while it's sorted. What a kick in the guts. Really frustrated with the lack of transparency, particularly from Jubilee and after they've taken our money. It's not just this recent event; we bought on the sole premise we'd title in 6 months - 18 months later (we were going to buy in Harpley but the next stage to buy at the time was 12 months away), continual misdirection on when we'd be titling, false information relating to the fact that the developer would pay the $900 Community Infrastructure Levy (CIL) when in fact, WE do - then when we contacted them to respond to the fact we had to pay out of pocket? That's right. Although, which was part of my original issue, there are some estates that pay the contribution on the resident's behalf. Others you pay out of pocket. I know Harpley, Upper Point Cook and Cornerstone are the same as us. I'm certain there are more. Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
