In the meantime we're sitting waiting. Its odd because all along we didn't quite have the money we needed for the deposit and now we're finally where (we think) we need to be (pending confirmed final quotes) and suddenly I feel impatient. Re: Custom Build in Warrnambool 45Apr 19, 2016 7:52 pm The next stage of the estate must be getting close to opening up, they've got gutters, the road has been hotmixed, they've got drains, lamp posts; about the only thing not done yet is the footpath (the existing path ends about 2-3m shy of the end of our frontage) - with any luck they'll do the footpath soon and then remove their temporary fencing and people will stop using our land as a thoroughfare to check out the new section! It'll also mean we have a better idea of the frontage as the bottom corner has been a bit of a hole around the sewerage connections, footpath ending etc. Re: Custom Build in Warrnambool 46Apr 21, 2016 9:08 pm I know it's thinking a little far ahead, but what are your plans for your back garden? Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Custom Build in Warrnambool 47Apr 21, 2016 11:20 pm At this point we're thinking of constructing a deck from the big stacker doors at the "rear" of the house about 3-4m deep and the full width of kitchen/dining area. Eventually that deck will get a roof but the deck will almost certainly come first sans roof. We also want a flat grass area between the house and north fence - all the way back to about 1m from the shed - this will require construction of a retaining wall (or two, later!!) and some fill to get it all level but I should have access to a bobcat to speed construction. We'll be putting down grass seed - I don't forsee us having the funds to afford to put down turf; especially as the big shed won't have any powerpoints or lights until we spend money on that, and we need to replace a fair bit of our furniture which is too far gone and which we've only been persisting with as we knew we'd replace it when the house was done anyway. Just keep driving past the block to make sure nobody is dumping stuff there. Probably about due to be mown again. Guess I'll need more fuel for the mower first lol. Have been back and forth with the builders about getting a price for 3 phase power; apparently I needed permission from powercor and I emailed them a few weeks back (to a couple of different email addresses) - one response was to send off a form requesting a connection and they'll quote it (but it costs $500ish even for a rough estimate) and then I sorta gave up and late last week I got a phone call in response to the other email I sent; to say that the pits (we have underground power) have 3 phase available to it's as simple as the electrician emailing powercor before connecting and then it's all good - so I've gone back to the builder and asked for a price - it might mean we can run a larger AC unit for similar cost to the single phase unit we've been looking at, as well as potential to connect 3 phase machines in the shed (which can often be purchased very cheaply ex machining workshops via grays online) It's much cheaper/easier to connect 3 phase at this point than later, as the whole house would need to be re-circuited to allow the load to be balanced on each phase (or so my understanding of the phone call from powercor goes) - adding it later would also mean we'd need to replace a single phase power meter with a 3 phase one, and replace single phase wiring to the shed sub board with 3 phase wiring. Do they have plans on doing anything to the big reserve in the middle? I also know the lady who's building on block 21 I think, the Novara homes one that's nearly done by the looks. Do you reckon it will cost much more from the builders side of things to get phase 3 put in? There'll also be a bunch of walking/scooting tracks etc down on the floodplain area (which is basically where the road ends at the bottom of the hill if you continue down past my block where the fence is at the moment). 3 Phase should hopefully only cost $1000-1500 to the house, I am assuming the cost will be a little higher by the time it's run to the shed too as that's a fair bit of extra cable; although at least the cost of excavation won't change for that. Also got pricing back for 3 phase to both house and shed, $1,100 - seems cheap enough given the cost of even a single "phase converter" to allow the use of second hand 3 phase equipment in the shed down the track!
