Browse Forums Building A New House 1 Feb 21, 2016 1:25 pm Hey all another Glendale build is on the horizon in the north Melbourne suburbs of Mickelham We've got our land deposited but doesn't title until December this year so we have plenty of time to hopefully get most things right. The block size is 448m2 (14m x 32m). Council will allow us a 4.5m frontage which will give us about 6.5 - 7m to the back fence. We've chosen the Peninsula facade, still undecided on colour schemes but we would like something similar to the Point Cook display home. Brick choice we are leaning towards Metallic Bronze or something similar. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Structual upgrades we have put in our structual appointment include but may change due to budget include: ▪ Raised ceilings on ground floor to 2550mm ▪ Extended slab off outdoor room 2000mm x 5280mm (hence Glendale 39+1 ) ▪ Kitchen splashback window, half sized upper cabinetry, drawers replacing cupboards. ▪ 900mm oven ▪ Increased kitchen island as displayed (haven't received dimensions yet) with 40mm Caesars tone ▪ Butlers pantry window to match kitchen splashback window, upper cabinetry, lower cabinetry and sink ▪ Cold water outlet to fridge ▪ Rebate timber sliding stacker or bifold doors from living and dining to outdoor room ▪ Additional window to dining room ▪ Cavity sliding door to laundry and upgraded cabinetry upper and lower in laundry ▪ Laminate bench and larger mirror to powder room ▪ Timber stacking doors to balcony from master suite ▪ Floor to ceiling tiles in ensure ▪ Extended double vanity from wall to shower and recessed shower niche in ensuite, caesarstone bench top ▪ 1200mm shower in main bathroom, free standing bath, caesarstone bench top and widened mirror ▪ Full length mirrors to wardrobe doors in all bedrooms including master suite ▪ Downsized window in leisure room ▪ Upgrade insulation to designer series specs ▪ Upgrade timber handrail and stainless steel balusters, larger lower treads (may consider semi cantilevered or cantilevered) ▪ Increased front door width and sidelights ▪ Extra noggins for TV wall mounting and fireplace mounting (after handover) ▪ Timber look garage door ▪ Timber decking or paving to outdoor room ▪ Timber decking portico extended by 2m ▪ Timber lined roof in entry (inside) We've also budgeted in about $15K for electrical upgrades, taking advantage of the Value Selections promotion for $8,990 and allowed for a 9K budget for the 600x600 porcelain tiles for the living areas on the ground floor. The bushfire levy I think will apply to our site costs so sarking, flywire screens amongst other things will be included. We have organised a Studio M appointment for Saturday 5th of March to get an idea of what we want to upgrade there and hopefully not blow the budget out of the water. It is more of a "want" than a "need", which is why we also cut it from our list! And maybe it can be easily done post handover when money is available? Overwhelmed is an understatement, there are so many different ways you could go. After a couple of hours we were completely undecided on what to do in the bathroom and ensuite and we're not impressed with the range of 600x600 white tile for the living areas and entrance. When i got home i searched the Internet high and low for a Calcutta Marble look 600x600 porcelain glazed tile and finally came across these..... If we can't get them we'll have to go searching for something as close to them as possible. Apart from copying the theatre room and finding a few nice pendant lights, we came across led strip lighting under the kitchen bench. The photo doesn't do it justice though. What do you think? Love the colours you have chosen for your facade and that tap for the powder room looks very classy, both colour is beautiful so it just depends on what other colours you will be having in the powder room. We are also going the peninsula facade and based our colours on the point cook display haha. We ended up going for a glass balcony with it but everything else is the same! Out of interest what we're the glass balustrades on the balcony worth? I think i remember reading they were around $4500-$4700? We wanted it just on the front of the balcony which would have saved about $2k but they wouldn't do it due to design looks. It's surprising they wanted all 3 sides done but if that's the way it has to be then that's the way it has to be i guess. Either way it's certainly going to add a touch of class. I think we'll be doing a similar colour scheme to the glendale in point cook, it's very easy on the eye.
