This forum has been an absolute gold mine of information on the entire build process so hopefully none of us go in under prepared. I could already tell our SC was getting annoyed with many questions I had because these forums had prepared me well, i think he thought he was in for an easy ride ? Our SC didn't say anything about locking in a price for the house but i will ask about the 240 days from initial deposit and I'll see if he is willing to extend it or cancel it since they know how far away the start of construction is. Lucky i didn't go in asking to get an extension on 240 cause they might of said alright 270 then and i would of walked out feeling like i got a deal ? haha Re: Glendale 39 - Mickelham VIC new build 25Mar 11, 2016 10:51 pm Don't forget that as you title in December, like all trade industries M shutdown for a month around xmas/new year... so they probably won't do anything with respect to permits etc until after then.. most likely Late Jan/Feb. This could push your timeline well past 270 days.. and if you read the estimate conditions they reserve the right to reprice the contract completely if it goes past 365 days. As I read the conditions, that 270 days is to unconditional status which means Land titled, finance formally approved, all permits received and also developer approval. I've already budgeted 1 month of 0.5% variation in base house price and will have a second ready just in case! The only difference i can see is is that we haven't bought a house and land package, just the house but I'd imagine the will be the same terms. I'll have a look. Apart from the usual going through the list of wants and needs, cutting unnecessary items to stock to some sort of budget, we underestimated the additional unavoidable costs that came $30,354. This was made up of: Council requirements - Geosite (fixed) $2,320 OH&S requirements - Geosite (fixed) $1444 Site Works - Geosite (fixed) $20,300 Developer requirements - connect recycled water $1990 Bushfire requirements - BAL12.5 $4300 Has anyone else been hit with these additional costs as separate items because i thought site costs would of included some of the other items and would have totaled about $20K Re: Glendale 39 - Mickelham VIC new build 29Mar 15, 2016 7:08 pm Thats pretty much what we are up for on a 25sq single storey.. Council $2307 OH&S $1205 Recycled water $1790 BAL 12.5 $4080 Site $17871 Our site has a small amount of fill near the rear so we are having to get piers to compensate but otherwise its a standard waffle pod slab according to prelim engineering. Their builder helped them with the process, maybe you could speak to m about it. Would depend on how well the development of estate is going by then I guess but something to consider! I've come to the realisation that our SC knows nothing about the Peninsula facade since it's not on display where he works and still doesn't know everything about the Como on display. After spending 4 hours talking about the parapet wall and brick infills, adding over 6K to our estimate i got home to find the parapet wall is included with the Peninsula facade and found on the plans it says "provide brick infills to side and rear ground elevations including above windows and doors" ......so i got our sc to remove them after he added them to the quote. He's now sent another quote of $2250 for render to the garage front side and rear elevations, even though we only want the front of the facade rendered which i was hoping would be covered under the $4K we are paying to render the front piers. Can anyone confirm this 4K should include piers and garage since the drawings as standard render the balcony? Second question is brick infills above windows and doors including rear garage say they are included in the drawings but this SC tried to charge us for it. I was wondering if it included above Stacker doors from dining and family, and we also have an additional window in the dining room. Just as some extra information the house is part of the freedom range. Thanks to anyone who can shed some light on the subject cause or SC is just guessing! Our $4k render included piers, balcony and around garage. We paid $1165 for brick infills as limited edition didn't include it to the single story portion of the home.
