Browse Forums Building A New House 1 Feb 19, 2016 11:18 pm Hi Everyone, This is my first post. I have never built in Baldivis before so am new to this. Can anyone tell me what the siteworks are in Baldivis for an A class level site? It is in an estate. Also how much is it to fire proof the home and meet the fire safety guidelines (vents, eaves etc.)? So far I have been advised around $9k for siteworks and $4k for fire proofing. While I am here, does anyone know what council rates are roughly for a 3 x 2 x 2 on 440sqm? I have called the council but their rates department couldn't give me an exact answer. Thanks in advance for any advice If you want your dreams to become reality then the first thing you have to do is wake up... Re: Building in Baldivis on an A class block 2Feb 23, 2016 11:54 pm Depends where in Baldivis, the closer you get to the freeway the worse the soil conditions are, earth and site works should be around the $15,000 Mark including concrete pump and storm water if it comes within the builders standard slab detail. With the BAL (fire proofing as you have it) Colorbond roof is more expensive than tile, between BAL 12.5 and 19 there isn't a huge amount of difference in cost, on say a 220m2 with a Colorbond roof it would be around $8000, if it's much less I would be questioning the builder pretty hard to see what they have included. Final one I have a 420m2 block in secret harbour and I'm paying about 2k a year for rates, would of thought around $1200 to$1500 in Vladivostok I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13053 I don’t think so as the floor area over 300 square meters then it is class 3…. 12 17924 The Soil classification has little to do with piers. The purpose of the classing of the soil is to identify the clay content and the "average expected range of movement… 2 9840 |
