Browse Forums Building A New House Re: House Plan 2Feb 19, 2016 9:20 pm It's an interesting looking house, and I like the courtyard idea. Just beware that you may lose a fair bit of land area to the rat runs around the perimeter. That design may also make it hard to get good cross-ventilation for westerly sea-breezes. There's no real front to back air paths. 288m2 is quite large for a house with only 3 bedrooms. Generous room sizes can be nice, but try not to have wasted space. A large garage is good, but have a think about how you want to use the space. The bathroom is quite large, as is the width of the kitchen/dining area. I think with a bit of massaging the space you could get an extra bedroom in there without decreasing the utility of the other spaces. One thought is to turn the WIP into another bedroom, around 3.5m x 3m, and still have space for a decent WIP around 3mx1.5m or so. For storage spaces, try to double load passageways, so in the WIR, if you bump it up to at leaste 1800 wide, you can get hanging both sides, potentially doubling your storage space. Similarly, with the WIL, assuming the door entry is from the hallway, at 1500 wide, you may struggle to get shelves on both sides. The hall looks kind of cute, but I wonder if there's really benefit to having all the complexity. I would think it quite a bit cheaper to build if the back wall of the garage went right along to the living room. As it is, the eaves will cover in quite a bit of that space anyhow. It's nice to see someone planning something different, so it'll be interesting to see how your design ends up. i thought the flipped plan initially but bec i want narrow pathway from entry to dining (dont like bend), also cannot fit the… 7 17278 5 10471 Hi, Seeking volume or semi-custom builder in victoria(east), which have existing double story wide floor plans.
