Electrical Layout

Hey Guys!

We just recently paid our deposit for our house through G.J Gardner, and we have just done our Color/tile selection.

We have just been playing around with our electrical plan, and think we have it they way we want. We are just a little unsure on the about of LED downlights.

We increased the ceiling height for all areas to 2.7 meters and the alfresco/kitchen area will be 3.0 meters.

Does this layout seem alright? Builder has allowed 2 LED per room.

The bedrooms I would be going for a standard bayonet fitting, though the main go bayonet and 2 downlights over the head of the bed rather than 4.

Down lights in the secondary bedrooms are overkill and the small ones won't give an even light. But a central light will. You can buy LED 'globes' that go in standard fittings.

But elsewhere looks fine.

My only suggestions would be to have more lights over both the laundry bench and vanities so you aren't working in shadow and also for similar reasons with the external wall of the kitchen. Maybe LED strip lights under the overhead cupboards?
What will that external are between your living room and master bedroom be for ? If you are planning a little terraced entertainment area maybe some garden lights or wall lights for effect ?

Would definitely not do downlights in Laundry, linen etc need much broader coverage. Consider fans with lights for the rooms that have them.

Also in the outdoor areas consider dimmable and colour temp of the light. Downlights full bore are usually too bright for sitting outside. I used dimmable warm white. For the linen and Laundry consider fluorescent T5s or Led. I used these:

Good suggestion TheBigHouse (also thanks for recommending us)! I do agree, with the batten lights you could go for something cheaper which will work just as well https://www.golights.com.au/led-batten-profile-light-white-in-25w-or-48w-blade-sunny-lighting

My personal preference would be to use tracklights for the laundry for a more stylish feel.

Loving the floor plan ads, I love the still water but it just wasn't practical on our block, and kind of out of place on acreage.

My electrical apt scares me the most haha...

We have payed our deposit in Jan and got our plans back yesterday. However it looks like they used a different facade than the resort as there was LOTS missing / wrong. We let them know, so will most likely have to wait a little bit them to get redone. Colour selection almost complete, just need to triple check the colour of the facade/garage door/roof. I'll be creating a thread and blog soon, but still in early stages. Hopefully not too many more mistakes
That seems like a long time? Jan to mid March! I swear every thread I have read on here the first tender comes back with massive mistakes, come on GJ the wrong facade is pretty hard to do!

Did you have to upgrade for the Resort Facade? My husband likes the resort, while I like the executive...

I am finalising plans at the end of this month and paying our initial deposit.

We weren't even looking to buy, we just got married last year and used all of our funds (mainly for the honeymoon, trip of a life time) so we we're planning to look to buy at the end of this year but we found our dream block in our dream location for ridiculously cheap so we paid our deposit on the land. Now just gotta save some more to put a house on it...

Hoping to start the building process in October by getting our plans off to council, living my building dream through everyone else for the meantime. Looking forward to following your thread!
