Browse Forums Building A New House 1 Feb 14, 2016 7:43 am Hi Everyone,
My OH and I are about to start building our first home in the western suburbs of Melbourne. After considering designs from other builders (namely the Carlisle Viera and the Mainvue Amalfi), we decided to go with the Hartwell, which is part of JG King's Allure range. We have spent so much time on H1 reading about other people's building experiences and thought that we should pay the favour forward by sharing some of our experiences. This is our plan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The Allure inclusions are really fantastic, so we didn't have to add nearly as much as we thought we would. These are some of the inclusions that we found were standard that weren't really advertised by JG King: - Pot drawers to the entire kitchen - Lift up overhead cupboards - Frameless fixed shower screens - Tiled reveals to bathrooms and ensuites - Colorbond roof with whirlybird - BAL 12.5 However, we did add the following: - 40mm stone to to kitchen, island and butlers pantry in lieu of 20mm stone (promotion) - Freestanding bath to ensuite in lieu of standard bath (promotion) - Upgraded shower heads to both ensuite and bathroom (one as part of promotion) - Silk gloss/impression finish laminate to kitchen, butlers pantry, ensuite, bathroom and laundry joinery (promotion) - Cat 2 carpet to bedrooms, living area and study nook (promotion) - Vinyl plank flooring to kitchen, butlers pantry, dining, family, and hallways (Silver range tiles provided as part of promotion, upgraded) - evaporative cooling (promotion) - brick in fills above garage access door - capped gas point to alfresco - recessed cold water point to fridge space - aluminium flyscreen doors to alfresco - Cat 2 bricks - Sliding door to shut off back hallway - Glass door between laundry and butlers pantry to allow light into butlers pantry - Upgraded standard kitchen mixer to Teknobili pull out kitchen mixer - Upgraded standard undermount sink in kitchen to undermount sink with draining tray - Tiled recesses to showers in both ensuite and bathroom - Wall Tiling to 2m in both ensuite and bathroom - Extra towel rail to both ensuite and bathroom - 2 overhead cupboards to laundry - Flyscreen door to laundry - Gas log fire We had a really long admin process, so we are very keen for the build to start Re: JG King Hartwell - Melbourne western suburbs 2Feb 14, 2016 9:03 am Gosh that sounds awesome! I love your plan...very similar to ours...bet you find like ours it's got a pretty good star rating due to its simplicity and placement. Look forward to watching your build progress Re: JG King Hartwell - Melbourne western suburbs 3Feb 14, 2016 10:50 am Thanks deejay08. One of the main reasons we chose this design was because it suited the orientation of our block perfectly (for e.g. the living spaces and alfresco are on the northern side of our block, so they capture the northern sun in winter). Your plan looks very nice! I must keep an eye on your build too. Re: JG King Hartwell - Melbourne western suburbs 4Feb 14, 2016 1:47 pm Congrats! Your plan looks great. Where abouts in the west are you building and do you have a start date yet? Great design and will be great using the northern sun! Where hoping to get our slab down with jg king in the next 3-4 weeks Cant wait to see your progress Re: JG King Hartwell - Melbourne western suburbs 9Feb 17, 2016 11:50 am bank Nice plan! I love the laundry coming off the kitchen. Which facade did you choose? We went with the standard facade (allora). I would have liked to upgrade to the Lumeah or even the amalfi, but the OH wasn't convinced. Re: JG King Hartwell - Melbourne western suburbs 10Feb 20, 2016 10:15 am Colour selections
External I found external colours were the most difficult part of our colour selections. We ended up going with the following: Bricks - Boral Barwon with rolled natural mortar Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Colorbond (CB) roof, gutter - Wallaby Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ CB fascia, downpipes, window frames and garage door - Dune Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Front door - Haymes Pilgrims Hut Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Render - Fossil low sheen Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Internal We played it really safe with our internal colour selections. It's been six months since we did our selections, so I'm starting to doubt some of our choices (particularly wishing I went for black and white in the kitchen!) Watching with interest. Our admin process took seven months, so not as quick as it may seem haha! I've been keeping an eye on your build too. Hope you can get started soon! Re: JG King Hartwell - Melbourne western suburbs 16Feb 28, 2016 10:44 am Yes not as quick as it seems we paid our initial deposit in June last year. I think the admin takes as long as the build. I think the admin takes as long as the build. I wouldn't be surprised if construction took less time than the admin process! They seem to have started pushing the 'Up' range for a lot of the less complex builds, so more admin resources can be focused on 'Allure' and 'Alpha' builds. Re: JG King Hartwell - Melbourne western suburbs 18Feb 28, 2016 11:58 am Agreed Yes they have an up display in our estate, it does seem that they are putting some focus on the simple type express builds. We are about to purchase our land and begin build within the next year. We are also building from the Allure range ( The Astor), so very excited to see how your build goes. We were also blown away with how many inclusions were included in the Allure range. We are hoping to lock into the current 30k upgrade option, so it was great to see what upgrades you have selected.
