Browse Forums Building A New House 1 Feb 08, 2016 9:46 pm Hi all, I'm thinking of building with Granvue in Merrifield and just wanted to know if they are good builders etc. I'm a first home builder and have been doing research and visiting builders. I liked a design Granvue have and they have a house and land package for $390K (23m2). I haven't got a land yet but they've told me that the next titles could be released in August. The sales guy at Granvue Merrifield was extremely helpful compared to all the other builders I visited. The other builder I thought was good was Metricon. But I really like the floor plan of the Granvue house I saw. Would appreciate any advice with regard to Granvue and anything to watch out for when buying the land and house package. Apologies if a thread already exists on this, I searched and couldn't find anything but sorry if I missed it. Re: Building with Granvue 2Feb 09, 2016 1:20 pm Hi there, When I started building with Granvue I couldn't find anyone on here that was either. We're currently building in the Werribee with them. We loved their flexibility with regards to changing plans to suit our block or even just whatever we liked. The only advice I would give is to take your time. Don't get rushed into signing anything and make sure you check plans and documents over and over as we've had a couple of times where small things were left off or took some back and forth to get right. We didn't get house and land though, so I'm no help with that. Which design are you interested in? We're building a modified Ruby. That's really great advice about taking our time to look over plans. Their broker is meeting us on Saturday at their display office to get our loan sorted and I guess the next step will be to look at the plans. Did you take longer before you signed? The Ruby is very nice- I love the look of your home! Unfortunately out of our budget. We were initially interested in the Viridian but have settled for the Opal. Just a few more questions please: 1. What are the small things we should watch out for in the plans, can you give an example? 2. How far away is your house from finish -is the fixtures and quality as good as in the display homes and what you expected? 3. Did you use Loan Studio to get a loan, just wanted to know if they're good. Please keep me updated on the progress of your house, sounds very exciting. Again really appreciate your help! Re: Building with Granvue 4Feb 12, 2016 12:14 pm Hi spicyrice, We didn't take long to look them over before signing. We were too eager to get started! My hubby made a few changes with data cables and things like that. Getting them all right took a few go's back and forth with them. We found a couple of times that when we got the plans back there would be a small change that hadn't been requested. A bit frustrating. As you go through different versions of the plan (if you make any changes), just make sure all of your changes have been made at each step. At the start I remember we had made a change to our pantry and then made a change to the ensuite. When we got it back from them, they'd obviously changed the wrong version as the ensuite was changed but then suddenly the pantry change wasn't there It was just silly things like that. We're only up to bricks now, so no idea on the fixtures and quality yet. Although we had an inspection done of the frame stage yesterday and they've picked up quite a few issues. Maybe consider getting an inspection by an independent company if you can. We didn't use Loan Studio, so sorry, no help there. We went through one of the big four.
