Browse Forums Building A New House 1 Feb 08, 2016 6:13 pm I am due to get all my plans back from my draftsman this week and will then be going to a couple of different small local builders for quotes. What information do I need to tell/ask the builders so that everything is included in the quotes. I don't want any surprises cost wise once I decide on a builder so do I tell them I will need x amount for carpet etc or do I see what they include and then when I pick a builder then go over specifics before I go to the bank. Should I get quotes based on everything I might want then delete things that I can't afford once I've decided on a builder. Thanks everyone. Re: Custom home: about to get quotes.. I normally check builders specifications against architecrural dwgs so it depends how detail your dwgs are. Dont be afraid to ask questions if you are unsure before signing your life away. Help 4Feb 13, 2016 4:19 am Good timing, I've just finished reading an article on Houzz (what a valuable resource) about Inclusions Schedules. The more information you can provide prospective builders, the more accurate their quotes are likely to be, minimizing the chances of cost blow outs. Plans lack a lot of detail, an Inclusions Schedule will provide builders with that extra level of detail required for accurate quoting. Could be quite a bit of effort to come up with a comprehensive schedule, but I'm sure it would be worth the effort (& builders would know you mean business). A really comprehensive specification ( otherwise known as inclusion schedule etc ) that details the job down to every nut and bolt is essential. These are almost never allowed for by drafties or building designers when they quote you to draw your plans up to the DA stage and only by architects if they get the post DA work. Stewie The irony.
