Browse Forums Building A New House 1 Feb 07, 2016 3:59 pm Hello, We are looking at building soon but we are confused about the concreting and Stormwater. For our builder to do it all, they must do driveway & perimeter. The only trouble is, we want almost half of one side left without concrete at we are hoping to have a pool built there. So, because of this, the builder won't do it and has suggested a company to do it afterwards handover. We are fine with that but I have read that it's better to do during the build.. Can anyone clarify this please? Re: Stormwater & Concreting 2Feb 10, 2016 8:43 pm I'm rather surprised by that as I thought things like stormwater and concreting were music to builders ears for clients as they can then charge their own extravagant fee on top of the actual cost. What builder are you building with? As far as the stormwater and concreting goes it doesn't make a great deal wether you do it after or during the build as the end result will be ultimately the same. I would try and push the builder to allow you to do your stormwater during the build as the last thing you want is to go from the high of getting your keys to the low of digging trenches on the same day (assuming your doing it yourself)! It's a mandatory thing and I believe should be done with build for several reasons. 1. They have all engineering plans and can do it in best order of whole project. 2. They will be responsible if anything goes awry 3. It will make them more responsible in managing rainfall/storm runoff throughout build that can pool around foundations. 4. Its mandatory, as much as your plumbing and power, front door. You wouldn't get these things done post build. 5. MOST IMPORTANTLY: it's an A of a job to do post build when everything is done. Trust me ... We are stuck in this boat and doing it ourselves because it's "something you can do yourself"to save money - when you want to spend on furniture, blinds, the garden ... etc blah blah Our builder had it on our initial quote ($2,600) ... Reasonable ... We didn't blink. Then they took it off (we didn't ask them to). They took it off because they don't want to do it because things can go wrong and they don't want to be liable. ? I think they know they should do it but prefer not to. However as you mentioned they don't want to be responsible for it. We had a bobcat driver rip up a massive section of sewer pipe and that is way deeper. Using my LG-G4 to bring you this update.
