Long time reader 1st time poster. As the title says, I'm building a Benham 30. Let's just say it hasn't been smooth sailing with construction. Very frustrating! Hope to share some of my experiences with others so we can all learn from this stressful process! I'll try post some pics along the way. The problems started during the plan stage. You really need to check over these thoroughly! As when you sign the final version, you're accepting the plans as drawn. I found that they change window sizes and floor plan sizes without telling you. I'm not an architect but can read plans quite well and let's just say they were returned back to them 4 times for correction! I often feel that I may have missed something other than the obvious mistakes. During construction the site supervisor found that there were several mistakes with the plan also, but fortunately fixed them as they were blatantly obvious during construction. Also we have swapped 4 site supervisors since starting our build. You can imaging how frustrating this is! Finally, the quality of my hebel install and the installation time was ridiculous!!! Fortunately, my current site supervisor agreed with me and had sacked most of the contractors on my build and got new ones in that have fixed a heap of issues and are getting my build back on track! The house is coming along nicely now with the new SS. You just really need to keep an eye on everything as it progresses. I feel that if I hadn't, I would have got something I didn't ask for or want. Coral Homes Avoca 20, Providence, Ripley QLD Re: Building a Rawson Benham 30 at George's Fair 7Feb 06, 2016 5:40 pm Jim, we had the same problem with the plan as well: incorrect window's height and position, inconsistent elevation, missing rainwater tank, etc. It pays to be very thorough and detailed in every stage of the construction. 4 SS? How come?? From reading other threads I get the feeling that Rawson has a very high turnover of supervisors: they failed to book in some trades, they did not chase up appropriate people, they were uncommunicative, etc. I'm glad to hear that you have a new SS and that you're back in the game. From what I hear all these building companies are similar. I had issues with my window heights as well! On our plans, they had drawn (with measurements) some windows with a lower head height than others which would have looked very silly from the outside. Fortunately when our frames arrived it was a lucky mistake that all the head heights were the same. Hahaha! As for our SS's, I didn't even get to meet the first one. The next resigned just before our frame went up. The third was temporary until they could find a permanent one. I hope our fourth lasts till the end. He says he will. Re: Building a Rawson Benham 30 in Sydney 11Feb 06, 2016 7:10 pm Scares me Jimbo...I have no idea of the nitty gritty details of carpentry but I have found some oddities on our plan that have been noted and will be brought to attention before we sign our actual contract...after that we are using a building inspector but I still fear your situation...God you have to be vigilant don't you! So many different hands means more room for error. I'm not really happy with how it's been installed. They put the timber quad on the windows first, then install the board up to the quad which leaves a gap. They then fill it with no more gaps and paint over the top. Is yours the same? Very long road so far and no light at the end of the tunnel yet.
