Browse Forums Building A New House 1 Jul 22, 2008 11:42 pm The old house on our property is being demolished tomorrow, so it's time to get things started. Here are our plans:
Ground Floor Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The downstairs family room, bedroom 5 and powder room are my mum's rooms. The laundry layout has changed from this version. There is now no shower in the laundry, and there is a countertop on the LHS with a broom cupboard as well. The toilet is now where the shower was. The kitchen layout has changed too - everything has moved around, eg. the sink is where the cooktop is pictured, the cooktop is now a range and moved around between the pantry and the fridge space. First Floor Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We're still waiting for council approval, but I'm hoping it won't be too long. I can't wait to get started. How exciting. Lots of luck for everything to go as smoothly as possible. Nice floor plan.
Can I ask how long your builder took from signing the tender to get plans ready for council? Raz If you think you can, you can. Re: Our journey begins … 11Jul 23, 2008 11:25 pm Toast - I have no idea how to work out how many squares! It was a design that we heavily modified. Can I figure it out from the numbers on the plans?
Oh, and I have some demo pics I will post tomorrow. Judie ETA: just found out how to convert it to squares. It's just over 38 squares. Re: Our journey begins … 13Jul 24, 2008 8:01 am joles I think 356.59m2 is around 38 squares. Thats right joles 1 square is about 9.29 square metres http://www.rentfreeatlast.blogspot.com/ Building in Berwick ----------------------------------------------------------- "Flying is learning how to throw yourself at the ground and miss." - Douglas Adams Re: Our journey begins … 14Jul 25, 2008 10:19 pm How did the demolition go? Did it take a day to two days for the demo guys to get rid of it?
So the demo is approved before the house plans by Kuringai Council? I am waiting for the builder to lodge plans... cant wait to get to your stage? If you dont mind me asking are you planning to have 2.7 m ceilings? I have been looking at the all extending of the house I have done (ooops) and now think tht I better cut back on some costs!!!!!! Oh dear!! Just the electricals so I,m told come to about 10,000 for lights and 12,000 for aircon. I havent yet done this .... but its around the corner. Raz If you think you can, you can. Re: Our journey begins … 15Jul 25, 2008 10:27 pm Nice house Judie, great floor plan and nice that your Mum has her "own" area. I was actually wondering why the 5th bedroom was off the family room instead of the hallway..... then I read the comment underneath the plan Hope the demo went well and good luck for the start of the build Happy at Home Re: Our journey begins … 16Jul 25, 2008 11:27 pm Raz, we put in separate DAs for the demo and the house. The demo is being done by a friend of mine, and he suggested going ahead with the DA while still finalising the plans.
The documentation for the building DA went in, and came back with a "more information required". Yep. We had to get a hydraulics engineer about the water, and an arborist about the trees. More $$$. Those documents have to be at council on Monday to still be attached to the current DA. I've got a few pictures of the demo which I will post later. It isn't done yet, but should be finished early next week. Judie Re: Our journey begins … 17Jul 25, 2008 11:42 pm fantastic floorplan... do you have elevations of the front of the house too?
