Browse Forums Building A New House 1 Feb 03, 2016 12:55 am Hi Everyone, I've recently purchased a 370 sq.m. land at the Amberton Estate in Eglinton, WA. I'm using Content Livings as my builder. As this is my first build, I'm looking for some advice from you all. I have designed the layout myself, which makes me wonder if the finished product would feel as good as it looks on paper. I've attached the Plan here and also a Perspective Model. Please let me know your thoughts on the layout. Can this be improved in any way? My Pre-Start will be in the next couple of weeks. Not sure why you have a door from theatre room into ensuite. If door was removed you could have more room in the WIR. Looks like great use of the space though good luck with your build. The passage between the Theater and the Master Bedroom serves 2 purposes. Firstly, it allows for the Theater to be privately used from the Master Bedroom. Secondly, access to the ensuite is desirable when you don't want to miss that climax of a movie and just want to answer to nature as soon as you can. By the way, in that scenario, the Master Bedroom can still be privately locked out using the door on the other end of the passage. The smaller WIR is the compromise in the process. The internal roof is 30 course throughout. Is it a good idea to have a lowered roof for the kitchen and a raised roof for the Theater? How much extra would that cost (roughly)? We have 31 through living kitchen dining and entry. But 28 everywhere else. I'm sorry we didn't do 31 in master and theatre. We have dropped a bulkhead over our overhead cupboards in the kitchen. We had a dropped ceiling in our last house it was very nice. Someone should be able to tell you. 30 through out is a great idea. In the current rent market, I don't think I'll get much return from any extra spend. However, if the value addition comes at a relatively reasonable price, I'll be tempted to grab it. I've got a question about the laundry. As this room is never used for long periods at a time, I didn't see much logic in blocking up a lot of space for it. Hence it has been pushed into a tiny corner. Do you think it may not appeal to a tenant. I think if you just intend to live there it is fine as you understand the reasoning, would be difficult to explain it to a Tenent. Look at it from the point of view that if I am looking for renting a property one with proper laundry and on e without, more adds are I am going to go with the one with proper laundry as it means I will get more storage. It took a loooong time, but in the end every aspect of the Plan is checked for perfection. I almost forgot to include the Scullery plumbing in the plan, which I plan to do after Key Handover. The Layout has changed a little.
