Browse Forums Building A New House 1 Jan 30, 2016 5:45 pm Could I please ask some experienced people to have a look at this for me? We will be making some small changes within the house, such as sliding doors for zoning, but would love some critical eyes to pick up anything we may have missed, improvements, suggestions etc. Also, with a 1/2m slope from right down to left, would this require retaining walls at all? Thank you http://i1264.photobucket.com/albums/jj491/Sturmy85/House.png Re: Opinions on layout and floor plan please 2Jan 30, 2016 7:35 pm Love the size of your bedrooms and the separation of the toilet from the view of the shower in the en suite. Couple of comments from a building newbie: 1. Do you plan on accessing the store from inside the house or from in the garage? If from the garage, would it be possible to shuffle the positioning of the house so that the store squares off with the garage? For example, pulling the garage forward. 2. If you have the laundry entry and exit doors lined up, you will be able to run a bench / cupboards along one of the walls in the laundry. With the slope, I would expect that it is enough to mean that you need retaining but I am a novice and have been tackling a monster slope issue on our block. Retaining was the bane of my budgeting! Good luck. Re: Opinions on layout and floor plan please 3Jan 30, 2016 7:53 pm A lot of things I would change 1 facade to flat, needs articulation 2 porch should be forward of the master wall 3 ensuite to be reconfigured . Current layout not ideal 4 WIR I would extend 500mm approx into entry. 5 current entry too wide 6 entry you can see the door of the IT room, delete door and make it a wall. Can put a nice print there 7 storeroom shouldn't access living area 8 living meals family shouldnt all be one room 9 kitchen layout not ideal 10 window locations a sizes not ideal Could keep going, To be honest there are better designs out there Look at boutique homes Barcelona for ideas. Similar to your design Re: Opinions on layout and floor plan please 4Jan 30, 2016 8:08 pm Thanks guys. LTBAGI- We can't move the garage forward, they're not allowed to sit flush with the front of the house, they must be recessed (where we are anyway). And yep, we will be shuffling the laundry doors around so we can have cupboards, bench top and over head cupboards Narrewarren- thanks for the suggestions. I'll go through them: 1. The facade isn't there so it's a bit difficult to judge that. 2. We will look at extending the porch forward, thanks 3. We will be reshuffling the ensuite to accommodate the 500mm behind it, and then move it over to give the WIR more space 4. Would it make sense to also extend the master 500mm into the entry? 5. As above 6. We make have to look at re-jigging that area- I like the walk through aspect from the garage.. But I can see that point. 7. Storeroom won't have access to living area. Not sure hat we're going to do there. The door will be on the right side. But the store room is actually half of the old living area, which is why it says living there. But it's not actually. 8. As above 9. How so? 10. Windows will be looked at later on What are the other better designs?
