Browse Forums Building A New House 1 Jan 29, 2016 7:55 pm WhIlst waiting for land to register gives you plenty of time to tweek the working drawings and fine tune the tender-maybe a little too much so...it can really dull the joy of building and designing your dream home...anyway thought I'd post our plan and document our build in the southern highlands whilst waiting...waiting...waiting! Our block is 722sqm and our home a modified design 29ish sqWe have added a bigger alfresco and pushing our walls out to be square and adding a patio to our room. We've gotten rid of the 5th bedroom to increase our master and walk in and main bathroom to accomodate a big freestanding bath (my dream bathroom) our little guy has his own area (media) off his bedroom (bed 2) to set up an ezone along the wall under the window facing the alfresco...needs to be amended on the plan yet and set up his Tele and consoles etc...hubby has taken the 'study' actually bed 4 as his music room and pretty much everything else I and the fur baby will potter around in! The kitchen has a highlight window splashback (love!) and a walkin pantry...that I'm still fiddling with atm. This and the walkin robe are being pored over at present so any input appreciated. Also thinking of adding a built in coffee machine and steam oven (instead of microwave) advice on these pls! Never had either...we have 900mm oven and cooktop included as well as other upgrades already thrown in...anyway here is the plan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅
I think we'll flip it so the living areas are North and west but awaiting advice from thermal assessor on all the nitty gritty...we've added double glazing and acoustic seals to windows (now awning style) and doors and upping insulation to suit... But we also added 2.75 ceilings (I know harder to keep warm) but we love a high ceiling! Will have gas heating and want to upgrade to solar hot water...hoping to have our 10kw rooftop solar added as soon as handover but will see if any dosh is left after choosing everything...I've learned so far I have expensive taste without even knowing it! Flooring will be either laminate or bamboo for all living including study but carpet in bedrooms...want timber look tiles to wet areas but will see what it looks like/costs...will post pics of my ideas anyhow... I love it. And that ensuite shower!! I'm still in the early stages - still tweeking the plan so I'm 100% happy with it. Our land titled last month - about 7 month after it was initially meant to happen so I lost some of my momento with the house plans. I've spent so many hours on H1 and Pinterest getting ideas so I can't wait for things to start happening! Re: Our first build 11Apr 25, 2016 11:50 am NelopeJ88 Your master bedroom is huge! I love it. Atleast you're all titled now so you can plow on and get to prestart! Very exciting times for both of us I've been trying to find your thread to check out your plans etc...who and where are you building at and with? We love our master too! We got rid of the fifth bedroom (only me hubby and little man left at home now) to make it bigger and add space to the main bathroom to be a little more luxurious too lol we had plenty of time to paw over the plans whilst waiting impatiently on the block. We've extended our sunset clause four times...annoying! I'm a pintrest H1 and Houzz-aholic! It really makes it a lot easier to make your own choices with so much info, advice and inspo to feast on...my husband thinks I'm obsessed but I've waited a long time to build our dream so I'm enjoying and revelling in every detail Look forward to seeing your ideas and plans! Thank you - I can't wait to be living there Build thread http://tinyurl.com/llgc7yk Re: Our first build 17Apr 25, 2016 7:18 pm Naw thanks...we went with a smaller house to have money for the finishes...which really add up! Oh well only doing it once so may as well go for it I can't get over your block...what a find! Such a beautiful spot to raise a family. We can't wait to get down there. We are in Tahmoor atm so half acclimatised and well accustomed with the shops and restaurants. Best cafes are in the highlands! Look forward to watching your build come together xx Re: Our first build 18Apr 25, 2016 8:33 pm Loving your inspiration pics!! We should *hopefully* be titled by june? July? We were meant to have settled on the titled land in January! We're signing our building contracts this week or next then onto colours. Phew!!! - otherwise known as Kym - Re: Our first build 19Apr 25, 2016 9:03 pm Saw a nice feature on an episode of "the block". They built in a "seat / ledge" in the shower so you can sit and scrub your feet and legs. I thought it was quiet practical. Have you thought about this? Any draw backs?
