WhIlst waiting for land to register gives you plenty of time to tweek the working drawings and fine tune the tender-maybe a little too much so...it can really dull the joy of building and designing your dream home...anyway thought I'd post our plan and document our build in the southern highlands whilst waiting...waiting...waiting! Our block is 722sqm and our home a modified design 29ish sqWe have added a bigger alfresco and pushing our walls out to be square and adding a patio to our room. We've gotten rid of the 5th bedroom to increase our master and walk in and main bathroom to accomodate a big freestanding bath (my dream bathroom) our little guy has his own area (media) off his bedroom (bed 2) to set up an ezone along the wall under the window facing the alfresco...needs to be amended on the plan yet and set up his Tele and consoles etc...hubby has taken the 'study' actually bed 4 as his music room and pretty much everything else I and the fur baby will potter around in! The kitchen has a highlight window splashback (love!) and a walkin pantry...that I'm still fiddling with atm. This and the walkin robe are being pored over at present so any input appreciated. Also thinking of adding a built in coffee machine and steam oven (instead of microwave) advice on these pls! I think we'll flip it so the living areas are North and west but awaiting advice from thermal assessor on all the nitty gritty...we've added double glazing and acoustic seals to windows (now awning style) and doors and upping insulation to suit... But we also added 2.75 ceilings (I know harder to keep warm) but we love a high ceiling! Will have gas heating and want to upgrade to solar hot water...hoping to have our 10kw rooftop solar added as soon as handover but will see if any dosh is left after choosing everything...I've learned so far I have expensive taste without even knowing it! Flooring will be either laminate or bamboo for all living including study but carpet in bedrooms...want timber look tiles to wet areas but will see what it looks like/costs...will post pics of my ideas anyhow...
