Browse Forums Building A New House 1 Jan 24, 2016 5:21 pm Hi everyone,
After many hours of browsing and asking questions, I thought it was time to start our thread documenting our upcoming build on our dual occupancy block at Lake Macquarie. It's been a long time coming, after owning our block since 2009 and renting both the houses out previously, we have for the past 4 years lived in the rear house and have been thinking/planning about the knock down and rebuild of the front property. We started the process in 2014 looking around at project homes but quickly realised that if we wanted to get exactly what we were after then it was best to go a custom build. So come Jan last year, we worked with a designer/draftsmen to come up with a custom plan to suit our family pf 5 (hubby and I, and our 3 girls, 8,8 and 4). After many meetings/ something like 70 emails lol we finally got our plan worked out. Here are our plans (there have been some minor changes since then but you get the idea Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Around mid year, we then took our plans to a few builders to tender out. After a couple of months researching/comparing, finally we settled on Valley Homes, Maitland to build our home. In September, our plans went to council which took longer than expected due to the block being dual occ and problems with our initial stormwater design. While we waited we did the usual selection of house colours and materials which I'll post up the details soon. Anyway, 4 months later in early Jan this year we finally received council approval! Right now we are in the process of demolition which hubby and I are mainly doing ourselves to save some $$!! Well done doing demo urselves. Very clever. I can imagine it would save a lot of $$$ Thankyou. Yes the demo has saved us some cash, my hubby is pretty handy so its really is just putting in the time to get it done. It was also nice to recycle the old materials- windows, doors and hardwood to someone that could use them, rather than just throwing them out. We have a mate in the excavating business so he is helping us with getting rid of the concrete driveway and laundry slab which is handy Re: Our KDR journey on Lake Macquarie 7Jan 26, 2016 8:58 am Here are our external selections. Michelle from the forum helped me with colour scheme. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Only changes are windows are grey- we have gone for TREND Anodic Natural Matt And we are no longer using PURPOSEFUL colour around our door- the sample pot turned out quite bright so we are playing safe and sticking with the colourbond colour in IRONSTONE. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So changed them to this after getting a call from Amber tiles that they had just got these new hexagons in. They are quite a big tile so the wall was only about $300 rather than the $2000! The 600 x 300 floor tiles will be in the grey and the hexagons will match the floor tiles (so not the white in the pic) , rest of the walls white. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Going all black tapware in the ensuite too, Phoenix Vivid Slimline range, with black rimmed round mirror too. Similar look to below but our hexagons are in our shower area. Will have plain white vanity. But mine will be reversed. Re: Our KDR journey on Lake Macquarie 11Jan 27, 2016 9:46 am Having second thoughts about our choice of 1200 front door I have already picked the Hume Savoy XS24 but thinking I like the look of the XS26 better? It will be in a 1200 with the large tri lock pull handle Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Which one do you think will look better on our facade? Re: Our KDR journey on Lake Macquarie 12Jan 27, 2016 11:05 am Absolutley loving your selections!! Esp those hexagon tiles! Again, same theme as laundry. White & timber. This time with some matt black features. • Draws and Cupboards: Melamine Classic White Matt • Kitchen shelving & study nook shelf: Polytec RAVINE Natural Oak Colours shown below • Benchtop: 30mm Quantum Quartz Luna White. One waterfall edge with 300 overhang opposite end of island. • Matt black Handles (Hafele)- feel in love with these from the Block TV Show , matt black tap (phoenix Vivid) and double undermount sink. Up the back of the island bench, we are going to run our vinyl plank flooring. Splashback will be plain white rectified tiles 600 x 300 (debated for ages about this but just going to keep it simple & fresh and if I hate it I can change it later) And I love the following grouped pendants from Beacon. Keeping an eye out if they ever go on sale! Think they will go nicely grouped up the non-waterfall edge. Re: Our KDR journey on Lake Macquarie 17Feb 20, 2016 1:43 pm Demo update. Finally house all gone! Managed to recycle the shed which was awesome. A guy came and took it down and took it to his property to re build. Machine here today to remove concrete paths, piers, garage slab and driveway and smooth it all out. Block seems bigger now its empty! Each step is getting us closer to starting which is exciting Re: Our KDR journey on Lake Macquarie 18Mar 02, 2016 11:22 am Soil test is back. Pretty much what we expected! That is getting sent to the engineer now so he can do his bit. Site classification P, Soil test M with N1 Wind Classification. Now all we need to do is organise for the front trees to be removed and work out our finance once we have the final contract Re: Our KDR journey on Lake Macquarie 19Mar 02, 2016 12:14 pm Wow looking great!!
