Browse Forums Building A New House Re: Marina Q1 Henley new home progress 121Apr 18, 2016 5:01 pm Have been busy lately so I haven't updated and also was getting frustrated with Henley with regards to fixing defects and also found some communication gaps between their teams. As previously mentioned, our neighbour's fence enroached on our land and we were initially advised by Administration Supervisor that THEY/Henley would be sending a letter to my neighbors that THEY would be taking off the fence temporarily in order to construct garage wall and then put the fence back up the way it was afterwards. It was then up to us to negotiate with neighbors with regards to having it aligned to the boundary. When I first met the Site Supervisor after the inspection for Frame Stage was done I asked about when the fence will be taken off so that they can do brickwork properly and imagine my surprise when he said he didn't know about it! To cut long story short they were able to do the brickwork from the inside without taking the fence but won't be able to clean the whole wall and would look dirty. Still have a lot of outstanding items from the frame stage inspection that haven't been done or was not done properly by the time the pre-plaster inspection was done. Then it usually takes 2-4 weeks for turnover. Was very surprised that flooring was done as I thought we'd be doing NHP first without flooring. Thanks for posting all these photos! We are building a very modified Ivory with MainVue. Your home is really similar and you're just a little ahead of us. It's looking great!! I was really interested to read about your boundary issues. We had the same problem. The original fence was inside our boundary and due to very tight space issues we needed our garage wall on the correct, legal boundary. We actually had to remove the fence and cut 10cm x 12m of our neighbours concrete before Henley/MainVue would commence on site. Lucky we have a good relationship with our neighbour. They weren't happy but they understood and accepted it. We have to repair it when we move in. Yeah the fence was quite an epic issue for us and we are still waiting for its conclusion actually. Basically it was quite a mess by Henley. They made matters so much worse for us. The Administrator we had advised (via email thankfully) that Henley would be taking down the fence where the garage is prior to building and they will be notifying our neighbours as well of this and will just be putting it back to where it was afterwards. It was up to us and our neighbours to get it rectified. One meeting with our 1st SS and this was at frame stage already I asked when they would be pulling down the fence as the bricks would be starting soon and he wasn't even aware that the fence was enroaching on our land. So brought it up with the CA and after a few days I was advised that they can do the brick wall without pulling down the fence. When they finished the bricks we noticed that they wouldn't be able to clean the whole side of the garage and brought it up again. So CA asked me to contact the fencer to pull it down so they can clean it. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It was quite hard to chase up the fencer and lucky I was able to track him down and he came back saying that since there's overspill of concrete from slab, if they were to move the fence we would need to sign a waiver that if something were to happen to the slab due to them drilling on the overspill that they have no responsibility over it. It was either that option or they close the fence at the back of the garage which would mean we basically handover that strip of land to our neighbours. So I sent his email to Henley asking them to get engineers to review about moving the post and having Henley sign waiver as it was due to their miscommunication between Admin and Construction that this was not handled properly. It would seem like Construction did not know about the reestablishment survey report about the enroachment. I attached the email from the original Admin to back my case as well. The SS manager replied back to me saying he understands our frustration but the responsibility of taking down the fence was the owner and he quoted the contract clause for it which also stated "or upon builder's direction" so I pointed out the attached email and he came back to us saying he did not read the attachments! Anyway so now he referred the issue to engineers and handed us over to our SS for him to manage. I am so thankful for our SS as he is going above and beyond to help us with this. So basically engineer approved the fencer's plan of relocation of the posts and he got his own people to pull down part of the fence to keep the ball rolling as the fencer won't be available till later.
