We have been hoping to get one of the Ready Built homes by Henley in Allura but wasn't lucky to get onto it and when we found a titled land, we thought of building Marina as that was quite close layout to the Ready Built one we were eyeing. This is our timeline so far. We really wanted to have as early as possible site start so I pushed ourselves hard to get ready for the selections and researched a fair bit. I strongly recommend going to Cosham a few times to really check out what's available even after the information session. Land deposit - 10th October 2015 Henley Initial deposit - 14th October 2015 Cosham Info session - 18th October 2015 Henley second deposit - 28th October 2015 Colour selection - 23rd November 2015 Tender Appointment - 30th November 2015 Contract Appointment - 8th January 11am Electrical Appointment - 8th January 1pm Finance Approval - 20th January Building Permit Issued - 28th January Handover to Construction - 9th February Site Start - 29th February Slab pour - 2nd March Frame Completion - scheduled 10th March One very important tip I really learned was to double check every line in quotes, tender or contract. In my initial quotes they had the double glazing to all standard windows as part of the standard Inclusions. So when I signed the quote I didn't bother checking it again coz I thought that it was part of the standard. Lucky for me after I realised and chased it up with basically almost everyone (Sales, Admin consultant and Tender presenter) Sales budged and gave the approval for me to have double glazing instead of paying for it.. Saved us about $2.5k This is our house plan. Not much structural change except for moving manhole to laundry instead of WIR and added another linen closet (BRM) on the kitchen side between the 2nd bedroom robes and linen closet in bedroom hallway. Lucky I was able to find a photo in the catalog as it was hard to imagine what it would look like from the sketch.. I loved the Retreat facade but can't justify the price for it. After contract signing it'll take a month or 2 before site start as they wont start until you have unconditional approval from bank and also they goes through and recheck the whole contract again and may end up having variations which either will will have a cost or no cost charge depending on what it is.. I find this part of the process very angry as I thought what I sign in the final contract is final but seems not the case. Lehmann facade 2. Step down to garage (as the land survey didn't have this a requirement so its considered an upgrade) 3. High ceiling from 2570mm to 2720mm 4. Additional linen cupboard in lieu of void space 5. Cat 2 bricks (Chestnut) 6. Off white mortar 7. Trilock door handle for front door 8. double cavity sliding doors to theatre 9. privacy locks 10. timber windows to facade 11. satinlite glazing to bathroom and ensuite windows for privacy 12. upgraded jambs to sliding doors for future screen door installation 13. 5 star heating 14. undermounted sink 15. multifunction mixer 16. crystal gloss finish to overhead cupboards 17. duct rangehood through the roof 18. shower niches 19. up to ceiling height bathroom and ensuite tiling 20. laminate floors instead of carpet We basically had about $20k-22k of upgrades including the electricals and so if you include the site costs and other requirements, it was a grand total of at least $50k on top of the base price of the house. Just a bit frustrated that there was about a $5k cost to ensure the trees on the land behind ours would not compromise the foundation... in a few years, when the owner decides to build on their land, those trees would be gone anyway.. I found that going to Cosham a couple of times before the color appointment itself helped a lot in terms of choosing which ones we like. We also went to the bricks place itself to see the brick colour on a larger scale. We have eaves but not all around the house. I think we dont have eaves on the garage side as it's already too close to the boundary. Our block is 14x28, so we basically almost reached the 60% building to land space regulation. And the girls have been really helpful with our questions as well. Also try to check out supplier showroom like bricks or floor as they have a larger scale of samples at times. We also checked out houses that actually used the brick we selected to. Yeah it is kinda different. The brick we chose was Austral Chestnut (Cat 2). Initially thought it was just a shade of brown but looking into a house it kinda has an orange tinge to it. We didn't mind too much but read on some other threads people changed their selection after seeing it on a house. The minimum setback is 1meter but eaves are allowed to encroach up to 0.5 meters. So technically you should be able to have eaves all the way around your house except for the garage part. I'm having a go at the sales team as they say we can't do it.. I think they are being lazy. Here's the councils page on it. From my understanding its only on the side of the garage that is too close to boundary and the rest of the house should have eaves. Maybe let them know its been done before and even the minimum lot width listed is 14m so should work for your lot. Like Carmelle Q2 as well but the length of our land wouldnt be able to fit it.
