When we were going through CDC our plans got rejected a couple of times and we had to make changes, one that was suggested was a sky light in our hallway like yours but they did not insist on it so we left it as the other changes we had to make were costing us nearly $30k!! We actually have lots of light in our first floor landing too so I’m glad we left it but I can see a difference your skylight made to yours. If we had not to make the essential changes the council required we would have done the same as you. Re: KDR Sekisui House - St George 1345Mar 28, 2018 10:15 pm Skydome is not council requirement, we just wanted to have it. We had skydome at our previous place. Which was really good to have for a hallway without any natural lights. As the stairway is in the middle of the house we thought we needed skydome not realizing the amount of natural lights flood into hallway. The brightness may change a bit with carpet. Otherwise I'm going to have to wear sunglasses everytime I go pass upstair hallway area. So chatted with them about our meter box. Yes there is 3 phase power line connected. The big meter is 3 phase and the other small one is for the outdoor living meter box which is one phase. But still no power inside the house!! They are working now to fix it. Have to check later today. On this invoice they have included final variation without any breakdown.
A week ago we did receive final variation which shows individual amount of 3 items , there was one amount which we are disputing on. They should not send out Final invoice without our approval on final variation. And we have received this Final invoice 1 week before PCI ( PCI date 6th April ), We will push ahead with PCI at the same time we will try to stroll payment for final invoice....we can argue on the ground that the final variation is still in dispute and there are too many items to be complete. For sure they will take their time to work out the break down of final variation amount. I thought that was sent after PCI and when handover was in sight! Have they given you huge variations on some of the provisional allowances? That’s what I’m afraid they will do to us. Things to redo list is growing longer after handover. That gap between gyprock and pink timber need to be cover, now that garage roller door is installed No way that builder will cover that ugly gap. Bloody garage doors...They haven’t installed timber jambs for our garage doors at all! Ive been asking and arguing the point for ages, our SS is full of it. He reckons steel line will not do timber jambs... clearly they do, or can at least work with them. For Garage roller door the timber was fixed in by carpenter not to do with garage roller door supplier. Your SS needs to request a carpenter to do the job just before roller door goes in. But my SS could't fit in painter just for that two timber. Painter will have to paint that timber jambs during when they do touch up. I'm hoping my SS will say same about the final invoice. On one of the PCI checklist it shows that smoke alarms and electrical power must be connected and completed before PCI. in another word smoke alarm must be functional.... inorder for the smoke alarm to work electrical power must be operational inside the main house and outdoor living area... which leads back to electrical meter box!!! We can reject PCI on this ground and we don't have to sign for paper work as PCI completed. Lets see what outcome we have before Friday. You should be able to open the higher windows fully (like in the bathroom). They aren't supposed to issue the final invoice until PCI and I certainly wouldn't accept handover without electricity connected. Whats with that?? The windows at our place have been installed the same and I believe it is fairly easy to amend after OC.
