It's time for me to have my own thread and share our experiences with building process. We started our KDR journey back in April 2014. After sifting through many project homes... we selected three project homes builder....Rawson , Coral and our favorite Sekisui. After adding and changing floor plan of Rawson... we comes to conclusion it's does not suit for us. Therefore the remaining two builders were Coral and sekisui. 1. Coral - Miami 40 2. Sekisui - Aron 395 In order to finalize our decision we went heads on with both builders... paid 2k each to both builder to start up NHP. This process started from April 2014 to Nov 2014. The final decision was made on " The Outdoor Living Area". This outdoor living area was able to fit into our current land size, with Sekisui house plan. So we signed our contract end of Nov 2014 with Sekisui. Sekisui submitted DA approval to our local council back in March 2015. our local council gives us deferred approval with conditions back in Aug 2015, due to easement. Which I simply label as " THE EASEMENT SAGA". (will talk about it later) The good news is just very recently we have final DA approval.... two days ago. Now we have to get CC and booked in for demolition - 7 of March. We have :- Aron 395 with Hermitage Facade as per display home at Gledswood Hills. : Green Package upgrade : Essence inclusion in lieu of Signature inclusion : Increase Alfresco area by 10.06 sqm in addition to 16 sqm : H1 slab Construction : Increase GF ceiling height to 2740mm : Increase FF ceiling height to 2590mm ( reason for height increase due to tall sons and hubby ) : Increase GF living/lounge area by 2.18sqm : Increase GF doors height 2340mm high Major GF design modifications. We are going with the Luzia 2. Hopefully we'll be able to go through with a CDC instead of a DA. I hear Hurstville council are taking up to 6 months for a DA these days! Hello Joneses, Welcome aboard.... yes CDC will be faster than DA. There are also pitfall with CDC. The reason we did not choose CDC is on the double storey side wall we are required to have 2000mm distance from the boundary and single storey side wall 900mm distance from the boundary. With our home design we only have 1300mm distance left from double storey wall to boundary. Keep updating.... loves to know your process as well. The sales guy at Sekisui said ours would be fine, and I think we have 1400mm on both sides (and it is double storey height on both sides of the house). 2000mm seems to be much greater than required by the CDC guidelines.... My next door neighbour is single storey house. Not sure if CDC have change rules now, at that time CDC requirement were to give 2000mm if the neighbour has single storey house.. With Hurstville Council DA requirments is double storey side wall is "1200mm" to the boundary. Re: KDR Sekisui House St George 16Jan 27, 2016 8:06 pm Last year we requested several demolition companies for a quote on our single storey fibro home. Quotes ranging from $15000 to $22000. Some of these demolition companies come by checked out the place and never reply. Of course we have selected the quote with $16500. We drop the cheapest one as reviews on that company wasn't good. Now that we have reconfirmed for demolition...they have come back with new pricing of $21500. $5000 jump! Not sure if the new price is justifiable. I must admit our new house footprint is a little smaller than our current house footprint. They seem to all vary. Where one is good once next time (with someone else) it's not necessarily as good. I don't know why that happens but get someone keen for your business. They say it's will take 4 weeks from the time of booking. Hopefully it's get done before demo date. Demo guys say they don't needs tiger tails for demolition. But we wants to hands in the vacant land asap to Sekisui. Therefore we likes to install tigertails even before demolitions. We were advice by Sekisui CSO,they are going to sent out SS to inform which lines need to be cover by tiger tails after demolitions. Should we go ahead and order tigertails or wait? Building a sekisui house in Holmesville NSW viewtopic.php?f=31&t=75060 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37085 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19068 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
