So, we shopped around for a block of land which would tick all the boxes for us. It took around two months till we found the place we liked best. It was the new estate Harpley by lend Lease.We settled buying a regular 560 sqm of land (17.5m x 32m). We still had enough time for the land to be titled. It was now time to think about the house. We always wanted a single storey house and something that would utilize the width. And we loved the Lexington belle q1 in our first visit to the Henley display home in Williams landing. We also liked other houses from other builders but our first love won the battle in all aspects. We managed to get the loan, colours, tender, contract etc. done well within our time frame. The land settlement took place in mid-November 2015 and the site start followed in December 15. The festive break helped us relax till the show started again in early January 2016. As I begin to write this thread, we have reached the stage when the frame is being put up. We have not done many structural changes in the house but have gone with a few upgrades. 1. Extended the garage by 1.6 m to have a roller door at the back and a window to the front facade so that it looks as if it is a part of the house 2. Upgraded to 5 star heating with 4 zones 3. Free upgrade to double glazed windows 4. Lehmann facade with part render and vertical window option 5. Luxury electrical pack and a few extra points here and there 6. Timber laminate flooring to full house 7. Extended laundry bench top 8. 40 mm stone bench top to island bench 9. Upgraded all kitchen appliances to Bosch 10. water point for refrigerator 11. Provision for putting a ceiling fan in the alfresco 12. Opticomm fiber optic pack for data needs 13. Brick upgrade to Cat 4 with off white mortar 14. Colorbond Roof 15. Added décor tiles to bath and ensuite 16. Insulation upgraded to R2.0 External and Common walls and R5.0 Ceiling 17. Front Entry Door size increased to 1020 x 2040 18. Mirrored sliding double doors to robes 19. Aluminium Flyscreens with Fibreglass Mesh to all windows 20. Duct range hood through the roof 21. Upgraded to cat 2 wall tiles to all tiled areas 22. We got a land (620 sqm) from LendLease as well which is the Atherstone located in Melton South last October 2015 but it'll get titled around May this year. We started scouting for a builder since last year too, last week we are down to four contenders, Eight Homes' S8, Porter Davis' Dunes 33, Carlisle's Atlantique MK4 and Henley's Lexington Belle Q1. So Henley won our hearts and we already paid our holding deposit. We are just waiting for few house plan tweaks from our consultant so we can come up with a fixed site cost. I'm yet to refund our down payment from Eight Homes. Bridie, our Henley Sales Consultant has been very lovely, very helpful and accommodating. We love her to bits. She also booked a trip for us to the colours just to have a browse while we are still waiting for updates. Our sales consultant was Eris and she was great too. Since you have a very big block, you will get more space for your yard. We have been to colours appointment with other builders but colours with Henley was the best because most of the things you would like are inclusions here. I also find that they are fast compared to other builders building in our estate. All the best for your build. Utilize your time in researching while you wait for your land to title. We are heading in tomorrow for a quote and are wanting the inclusion of the double garage with rear roller door. How much did they quote you on that? Flooring ? Price? The girls at Cosham have been really helpful. I chose few upgrades and we are now waiting for the tender this 29th of July. Our electrical appointment will be on the same day. The land has already been titled too last June 5 which is good. I might add few more items after the tender. Some of these items were only added at our tender appt. the girls at cosham have been really nice and helpful. I did the colour appointment without any idea, we didn't even finished filling out that colour selection form that they gave us.
