Browse Forums Building A New House Re: Simonds building 21Jan 29, 2016 11:32 am Hi RECO We are building in West Melbourne with Simonds. Our land is in Jubilee, Wyndham Vale, near Werribee. We liked the amenities that will be offered in the estate and proximity to the railway stations. It seems that West Melb is booming - mindblowing to drive around and see the huge tracks of land being opened, and the new railways stations. Our house is the Palisade and we found it no problem to make changes. Some were in the fusion upgrades (12 ft ceiling, butler's pantry, etc), and others we asked for and created ourselves such as some flipping, moving internal walls (for which there was no charge) and we added a small extension to create a study. Do you have land arranged? Re: Simonds building 22Jan 31, 2016 3:22 pm I'm glad I've read this, Tomcat. We are going through early stages now and we've been told we'd be better off getting them done after too. After reading this I think we'll reconsider that decision. Thanks Simonds building 23Jan 31, 2016 3:43 pm No problem Marshall . I'm VERY glad you read this too. It's really stuffed us up a bit to be honest. Simonds build lovely homes though, I'm sure you'll be very happy. Strange they didn't want to do your or our stormwater. Other SA Siminds builds I watched here on the forum had it done through Simonds. Re: Simonds building 24Feb 01, 2016 3:57 am What council are you with? I would of thought you would have to have storm water before you move in. They never gave me the option of no doing it through them Re: Simonds building 25Feb 01, 2016 7:00 am I'm not building with Simonds, but I am building in the western suburbs. Based on your comments, I would keep looking for another design that would better suited your block. You might find that other builders are more flexible with their designs and allow larger scale changes. Simonds building 26Feb 01, 2016 2:30 pm I can't imagine any builder jumping to modify a plan that much Jaslee. What the OP asked is effectively adding around 30% or more of floor space off one side I don't think that justifies looking for another builder. The stormwater is another issue ... It's just a tip to anyone building with any builder ... Get them to do your stormwater. All builders do quirky things. It's up to us to say what we want, ask questions (here's a great place we can learn and share from each other) and keep our eyes on the job. No build is perfect. If anyone says they had a perfect build/builder they are either naive,, careless or understating reality If you like Simonds designs, finishes and value offering, stick with them. From my years on this forum reading many, many build experiences, they are on par (good) with any other project builder. It's all up to you how you manage your build Re: Simonds building 30Feb 03, 2016 8:03 am RECO What do u think guys about this plan ? My only comment is with PD make sure you get your site costs fixed. I had a friend ready to go to tender before Christmas only to find their site costs skyrocket after their initial quote. Anyway, looks like a decent use of your space! Are you happy with it? Simons will only do it if they do all the concreting, we want one side without concrete which means Simonds won't touch it go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110572 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11037 |
