Browse Forums Building A New House 1 Jan 18, 2016 1:02 pm We are currently building our house on 11 acres and it has only 4 weeks left of construction. When we bought the land it had power poles and a transformer already on it so that fact was one deciding factor when purchasing as we are aware of just how much installing these things are. The electrician came to connect our new house to the power to only be told by Essential Energy that there is $8500 fee owing on the account for our half of the transformer. After speaking with EE they said the neighbours put the transformer in and if we want to use it then we have to pay our share then they would give that money to the neighbour. Firstly we do not have $8500 to pay for it and they do not do payment plans, secondly the real estate we bought the land off never told us anything about having to pay for a transformer and there is nothing on the contract for sale about extra costs involved etc At this point we dont know what to do but our house will not be finished until we connect. Or did you assume power was there ready to be connected because you saw the power lines and transformer? If the land never said anything about having power ready to go and nor did the contract then sadly I don't think you have much to go on except find the money to connect. If the land was stated as having power ready to go then you maybe able to hold the RE to this to pay the cost - only if they assumed it and didn't get info off vendors. The have insurance for false ads. However if the vendor told the re that the power was there, then you will need a solicitor to try and sue them for the cost back - either way it will be a long road and you will still need to find the money to get it connected now while waiting for court etc. I know my contract stated that I had clear access to power at my front boundary. So contracts for land will state power if its accessible for your land without cost.
