Browse Forums Building A New House 1 Jan 13, 2016 10:31 am Hi everyone, I'm hoping to get some advice and suggestions from anyone that may have experienced this themselves or have knowledge of the situation. We have just found out our builder has gone into liquidation and have been advised to process an insurance claim and instruct lawyers. We are waiting to hear back from both but wanted to try and gain as much information as possible from all sources. Does anyone know how the insurance works and who is able to take over finishing the house? Has anyone swapped from a builder to an owner builder and how does this work? (We are about two weeks off lockup) My head is spinning at the moment, so can't think of other specific questions, but if anyone has suggestion please let us know. The first thing you will need is expert report that will detail condition, defects and outstanding work plus estimated cost to complete. If you don't get one your lawyer will ask for one. Trying calling a local builder and tell them you will award them this job to complete and they also guide you (only) through the process. Take a deep breath, this happens a lot more than you'd think. Re: Our builder just went into liquidation - advice required 6Jan 14, 2016 3:50 pm google illawarra home inspections, and pick someone with a few phone calls, state your after a written report on your unfinished home, you want to know the quality of the work done and what needs attention, then what work is needed to finish your home and its cost,just follow the advice of building expert,good luck. They generally get the final say in who will finish your house as they pick up the tab being the insurers. If you are really keen for a particular builder to finish it then you may be able to negotiate with them. It will also depend on which insurance company you are with. We have instigated an inspection and they are coming on Monday to do that which is good. We have also put in our owners warranty insurance and they have said we can chose the builder, which is a relief. Thanks for all your advice. Our builder also went into liquidation the same week. We're in VIC. Luckily we were still waiting for the bank valuation on the build contract so hadn't started. We paid the 5% deposit in Dec & they went into liquidation in Jan. Fingers crossed your insurance covers your deposit. We have had so many delays, the initial response from the surveyor is that our brick work, some of our frame work and our windows will need to come down and be replaced as they are damaged or have been down wrong Now it's just a waiting game for the report and to see what the insurance company will cover.
