I am going to go back to the handover and maybe give you all an episode a week. A bit like Game of Thrones
There would simply be way too much to type up in one post.
Now where did we finish up. Handover was on the 27th July and this is our first defect list we sent through. I note that many of these items were already identified weeks before handover and I even asked the construction manager if they required additional time but was told they would be fine. This was our original defects list sent through after handover.
Brace yourselves, winter is coming.
Episode 1 - The Battle of the Fist of the First Men
First major point was that the concrete pathways which were provided as part of the contract with the builder were level with the weep holes and in some cases higher than the weepholes. Yes, if I hosed off my alfresco, water would flow into my weepholes. This story continues.
In addition one of the first things we noticed on handover was that the stainless steel finish on the dishwasher was scratched. We notified Ausbuild who promptly said they would organise another for us. Only problem was it was a few weeks away. We asked the site supervisor if we could still use the scratched on in the meantime and he promptly told us if we use it we bought it. And the kicker, they didn't even pick the old one up until more than 2 months after.
General
- Missing TV Masthead Amp (was paid for in contract)
- Tops of door architraves not gapped or painted with trim paint.
- Very poor silicone work on most sinks with silicone over benchtops and not evenly sealing around tops of basins/sink.
- Door handles have not been installed straight on a number of doors
- Several doors not latching closed
- Several door stops falling off as they weren’t screwed into the timber frame on the door.
- Several doors missing paint on top of the doors as per manufactures requirements
- Garage door rebate holds water and doesn’t fall towards outside
- When flashing was installed several bricks have been knocked off mortar. Bricks are now loose.
- Brick mortar under theatre at dampcourse is crumbling. Seems there wasn’t enough cement in the mix and it’s just falling away.
- External paint non-existent under lower cladding in most places.
- Nails used as a packer for cladding and open to outside air/moisture. Will cause a rust stain in future.
- Missing front door keys. Photo of front door handle and front door deadlock boxes indicated there would be at least 5 keys. Only 2 were handed over and there weren’t any in the switchboard.
- Tap still drips near switchboard. Was raised during PCI
- Water meter pit is full of water again.
- A couple downlight diffusers keep falling out in Dining and bedroom. Looks to be a fault with the diffuser size.
- Not a single page in the manual regarding zone control of the AC. I raised this previously that our contract included a Daikin air conditioner. Not a Daikin air conditioner with a 3rd party Metalflex zone controller. The zone controller has also been locked with a pin number so we can’t adjust any settings essentially locking us in to using your installer for any future maintenance.
- Gutter not connected to truss. Raised in email june 15
- 250mm AC duct squeezed between 160mm stud frame opening. I asked the AC installer if they balanced the airflow and they said they don’t do that. How can anybody be certain that there is enough air
- Upstairs floor creaking
Cleaning
- Under the eaves are still dirty. This was raised with Les and Paul prior to handover
- Garage door still covered in saw dust even though we raised this earlier
- Skirting throughout house wasn't cleaned before handover and have been covered in gyprock dust
Alfresco issues
- Glass door is scratched and track is also scratched
- Numbers written on door frames and pencil marks all over them
- Paint on door handles
- Ceiling is still dirty
- One downlight light not working
Pool area
- Covercrete team have scratched several panels of the pool fencing by running their hose over the top of the fence when spraying the covercrete. It has completely removed the painted back to the aluminium in places.
- Termimesh was left in place on top of the concrete on the pool side of the alfresco piers. This was raised at our PCI and was meant to be removed before the covercrete was applied. Obviously it didn’t happen.
Downstairs water closet
- The toilet seat appears to be broken - the seat won't stay tight and keeps coming loose
Main bathroom
- Chipped tile in front of vanity and one in the shower
Main bathroom toilet
- Grout missing from tiles at entry to toilet
Stairwell
- Ceiling has been scratched with what appears to be paint from the scaffolding when it was removed.
- Timber used to cover damaged gyprock at stairs is a different species and looks out of place. This was only required due to poor plastering finish along stringers.
Under Stairs
- No architraves under landing. Insulation and timber visible through large gaps between plaster and stairs.
- No trim paint on skirting boards. It’s the wall paint.
- Run in paint near light switch
Master Bedroom
- Gap along top WIR shelf not filled
- Gap along top of doors not filled
- Paint and silicone on tiles in ensuite and on vanity
- Ensuite shower wall has scratched paintwork
- Ensuite shower head leaking
- Ensuite window on south-east corner doesn't fully extend open. It used to before PCI.
- Rough/scratched paint on wall under ensuite window
- Bottom left ensuite drawer hits on left side of cabinet every time it’s opened.
- Bottom left ensuite drawer has a chip on lower right corner.
- Bottom right ensuite drawer squeaks when being closed.
Roof
- Rips in sarking not fixed (we've raised this several times including before the house was lined)
- Insulation batts have been moved by various trades and not replaced in their correct spots (we paid extra to have this done)
- Roof tiles still not installed correctly over garage. Edges are raised. (we've raised this previously)
- Gaps in pointing along several ridges
- Cracks in pointing along several ridges
- Builders rubbish in gutters. I have removed a handful of rusty nails/screws from the lower roof. Many rust stains throughout gutters that could affect gutter warranty after Ausbuild warranty (even after we raised this several times this past weekend we had to pull out rusty nails etc).
- Southwest gutter corner on garage drips water.
- Poor workmanship on internal gutter silicone.
- Poor workmanship on sarking finishing. I have trimmed several sections where the sarking was hanging into the gutter.
- Upper roof ridges. Tiles extending past ridge and sarking. This was raised in an email on June 15th and was meant to be rectified.
Driveway
- Covercrete team seem to have created a strip that runs down the driveway (see image attached!)
- Covercrete around grate needs to be finished correctly (this become obviously after green mesh was removed from grate on day of handover)
Kitchen
- Dishwasher scratched
- Paint/grout over island bench stone
- Bubbles in laminate on island bench
- Flickmixer dripping water.
- Drawers regularly have to be manually closed as soft closers aren’t fully closing.
