Browse Forums Building A New House 1 Jan 12, 2016 12:44 pm Our build thread - building a Noosa 26 single storey design from Coral Homes. -The process to date- March '15 we were visiting family in Maitland when we thought we would wander through the display village in Wallis Creek, Gillieston Heights "for fun". One thing led to another and with the real estate prices in Sydney as they are (so out of reach for first home buyers) we thought we'd have a chat with the land sales office at Wallis Creek "just out of interest". Few months of saving and in June '15 we put down a deposit on Block 625 (which was due to register 29th January but was pushed back to mid-April AND AGAIN to early May). In the mean time we have decided on the Noosa 26 design with Elegance Inclusions (and a few minor changes to the floor plan). -Promotions & Upgrades- Elegance inclusions (modern bathroom, vogue kitchen) Colorbond steel roof and steel frame $999 (Aspire promotion) Ducted air con for $3,999 (Aspire promotion) Timber laminate flooring and carpet included (Aspire promotion) Torquay facade $6,490 Render to entire house $6,712 Cold water connection to fridge space $149 Mirror splash back to kitchen $1794 Silk finish to kitchen cupboard doors (however hoping to go from Laminex to Polyurethane) $298 40mm edge bench tops to kitchen ($1639) with waterfall ends ($1930) Alarm system $1,345 Fly screens $535 Additional piering to suit future swimming pool within 0.6m of the house $427 -Plan Modifications- Remove feature recess to entry -$455 Increase width of activity room by 600mm $280 Provide 21-32 OXX entertainer stacker sliding door to rear of family room (in lieu of 21-30 sliding) $865 Provide 21-27 OXX entertainer stacker sliding door to master bedroom (in lieu of 21-24 sliding) $790 Re-position bed 3 window from rear elevation to right hand side to allow for water tank $0 Increase ensuite shower to 1300mm x 900mm $250 Re-position toilet $0 Reconfigure Lounge Room to become Home Theatre as follows: Provide a 09-27 window to lounge room (in lieu of exisiting 15-27 window) $104 Provide acoustic insulation batts to lounge room $434 Remove square set opening $80 Double cavity sliding doors to lounge room $400 We are doing all of our own driveway and landscaping as Ben is a landscaper. 29 Mar 15 - Walked through display homes 'for fun' 25 June 15 - Holding deposit on Block 625 Wallis Creek 13 Aug 15 - Exchanged contracts on land & paid remaining 5% 8 Oct 15 - Preliminary Estimate for Noosa 26 on our block 11 Oct 15 - Paid $1750 deposit to have Tender written 1 Dec 15 - New Home Tender Letter 21 Dec 15 - Builders contract received (dated 10/12/15) 22 Dec 15 - Builders contract signed 7 Jan 16 - Builders contract returned, rec'd by Coral sales office 11 Jan 17 April 16 - Final builders contract appointment with sales office 20 April 16 - Balance of 5% deposit paid 3 May 16 - Land Registration 16 May 16 - Colour Appointment 18 May 16 - Settlement 23 May 16 - Beaumont tile appointment 15 June 16 - Clipsal electrical appointment 15 June 16 - Colour variation (cannot believe it took this long... with errors) 21 June 16 - Notification of council approval 29 July 16 - Site start date, site cut WEEK 1 3 August 16 - Retaining wall 5 August 16 - Site fence/portaloo WEEK 2 11 August 16 - Piers WEEK 3 16 August 16 - Plumbing 19 August 16 - Slab form work WEEK 4 22 August 16 - Slab poured 23 August 16 - Slab invoice 26 August 16 - Frames delivered WEEK 5 29 August 16 - Frames up, no roof trusses? 1 September 16 - NOTIFIED OF DELAY - slab 100mm too narrow!! Oh awesome, I'll be keeping an eye on your build since you're in front of us! Nobody else seems to be building the 26 and it's not on display anywhere so I'm looking forward to seeing how it all comes together. I wish i could walk through one just to know we made the right choice with the activities room. Check out my thread if you like there are a few pics of our choices in there. Have you been through the Noosa on the central coast? Have you been through the Noosa on the central coast? Also I think they are building a Noosa in the new display village at Chisholm We've been through the Noosa "279" at the Chisholm office, and the 25MKII at Leppington. Apparently its the Noosa 28 thats going in at the new display village.. We were originally going to build the 25MKII but liked how the 28 / 279 had the bedrooms coming off a hallway rather then off the main living area, so our sales office suggested the 26. I think we are going to set the activity room up as a Study Lindsay & Ben (Building a Noosa 26 at Wallis Creek, Gillieston Heights) https://forum.homeone.com.au/viewtopic.php?f=31&t=81467&p=1524570#p1524570 Re: Building a Noosa 26 with Coral Homes 7Jan 12, 2016 3:49 pm Welcome! Another Coral builder! Sounds like you have had a good run. That's great news. Any idea of when you will be doing your colour apt and electrical? Just returned builders contracts so I'm guessing colours/electrical will be next. My parents are building with MOJO and they definitely seem to be more organised! I did ask what comes next in an email I sent the sales office but no response. He knows i'm a shift worker and it can be difficult to find time when my partner & I are both off so I might send another email.. Maybe because the land could still be 3 months away he's lost a bit of interest in us! haha Lindsay & Ben (Building a Noosa 26 at Wallis Creek, Gillieston Heights) https://forum.homeone.com.au/viewtopic.php?f=31&t=81467&p=1524570#p1524570 Re: Building a Noosa 26 with Coral Homes 9Jan 13, 2016 6:07 pm How exciting! Are you dealing with sales consultants at Chisholm? Yeah we are, bit of a drive for us but we were happy with them. Definitely seems to be a very slow process compared to MOJO homes who my parents are building with, but we haven't had any real dramas yet. Fingers crossed ! What about you? Re: Building a Noosa 26 with Coral Homes 13Jan 14, 2016 12:27 pm So far everything has been ok.. But very slow. We had our contracts express posted to us 2 days before Xmas so we could have them signed before end of dec for first home buyers grant.. And we are still awaiting an appointment next week to get the rest of the contract pack to review. I think it will become more real once we get to colour selections.. Hopefully we get a land registration date soon! April seems a lifetime away! Re: Building a Noosa 26 with Coral Homes 14Jan 14, 2016 4:27 pm KandGplus2 So far everything has been ok.. But very slow. We spoke with Tim on Monday and he said we need to sit down and go through the contracts now that we've signed them as normally they do the sit down appointment and then you sign but because ours were a rush before 31/12 they were posted out instead. Apparently the appointment takes about 1.5-2 hours although I'm not sure why. I assume to go through everything to make sure it's all correct. Has this been mentioned to you? He did mention very briefly prior to sending out those contracts that we'll have to sit down and go through the rest of the paperwork with him sometime in January. Wonder if he'll contact us about it or if I should email...
