Browse Forums Building A New House 1 Oct 01, 2014 4:14 pm Hi all, I thought I would create a new thread documenting our Brisbane build with a custom builder. Back in January 2013 we found a vacant block in Norman Park - an established suburb of Brisbane. The block is 502m2 with a 10m frontage and 50m depth. It has a down slope/fall of 1 in 5.8 or approximately 10 degrees and also backs onto the railway line. Being first home buyers, we decided to buy the block as the location was great. If we were to buy in a new estate we would be a lot further out from the city, and we'd be looking at a similar price for the land as well. We knew there would be some challenges building on the block, but we managed to it at what we though what was a reasonable price. Below are some pictures of the land when we first purchased it. This meant the use of lightweight materials and metal sheet roofing, to preserve the 'Queenslander, timber and tin' aesthetic of the local neighbourhood. The houses on our street are all built prior to 1949 so we thought it was very important build a house that complemented the character of the neighbourhood. Having a narrow frontage also meant the design was also required to comply with the Small Lot Code - this meant the width of our house was to be a maximum of 7 metres. Given the difficulties of our moderately sloping block and narrow frontage we soon found out that no volume builders would even talk to us. So we had to go about finding a custom builder. We also discovered that there were no 'off the shelf' plans suited to our block. We required a double story split level home, elevated off the ground on steel poles. I ended up designing a house suitable to our block. Below is a copy of our floor plan. We started our build mid-year and are now nearing completion - about 3-4 weeks away from moving in. I was always meaning to create a thread - especially because there aren't too many Brisbane Character Zone builds on Homeone, but I was slack and didn't get around to it until now. Caesarstone Clamshell wasn't our first choice. We originally selected Organic White, however it was out of stock until the end of October. Not wanting to delay the build/move in date, we switched to Clamshell and are really happy with it! The most difficult part to manage has maintaining access to the site. When neighbours park their cars in front it makes it very frustrating.
