Browse Forums Building A New House 1 Jan 05, 2016 1:56 pm Hi everyone! My partner (27) and I (22) would like to ether build or buy our first home this year. We have spoken to the bank and are in the process of q loan application. There's a few great value blocks around, one $25,000 more than the other, and so far we have a builder and floor plan we like. Here is the problem: we would like to borrow around $360,000-$380,000. The floor plan we really like is $250,000 without any upgrades. It also doesn't include a garage. We would like The o add a garage and a shed to the contract so the bank will lend us the money for both. We will also need a driveway as this is not included, and fencing. The land we are looking at is $160,000. Also, what things should we consider when building? Anything you wish you had done but didn't or thought of afterwards? Have a read through Things you forget - summary page 32 - lot's of other members have contributed heaps of ideas and things, some things may not be practical for you, but others will trigger ideas on what will work for you.... so it's definitely worth a read. We're fairly new to building too, we've signed contracts, have land settled and about to go down the rabbit hole once all the red tape is sorted... what i can say, is make a budget and stick to it, even stick $10-15k under it, to give yourself room for blowouts on things like siteworks and prestart.... if a builder does not co-operate to what you want, within your budget then walk away before you are in too deep with deposits and contracts... Try and get quotations for additional things like your paving, driveway, etc included before you sign and hit prestart, as the prestart costs are the "unexpected" extras people usually blow out on, or atleast give yourself a sizeable prestart allowance in the contract, as if you go over your banks accepted loan value, thats $$$ out of your pocket directly. Ask questions, follow other peoples builds and enjoy the process - but the biggest thing i can say, is don't rush, and trust your gut... they're wanting your business, so make them work for you, not you working for them. isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17528 go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110592 |
