Browse Forums Building A New House 1 Dec 23, 2015 10:16 am Hi All, I have been following a few of your thread and now it's time to start my own thread We are building our first home with Henley - Monaco Lux Q1 in Tarneit. Until this stage it's took us long. We have booked land in Sep 2014 for title in May 2015 but as usual with most of every estate it titled late and finally it took place in 17 Sep 2015 Before that, as we have lots of time to title our land so we took extra time to select builder and as everyone, we have fixed our budget for building. In last two choice were there, Porter Davis - London 24 with extended rumpus and Henley - Monaco Lux Q1. We had our final quote with both builders and its comes up with $14,743 difference. This time PD was cheaper but it was only giving us 25.21 square home while with Henley it is 28.53 squares plus Henley's plan got lots of open spaces which we like at the henley's display homes most. so we have decided to go with Henley. First deposit with Henley on 28 June 2015 Second deposit on 11 July 2015. After cancelling our first tender meeting on 11 July by Henley We have finally another tender meeting on 18 Sept 2015 with third deposit. In between time our land was titled so other side we were happy. We have AL (not mentioning her full name) as our admin and we are not happy with her work. We have only bit changes in our island bench with flipping of microwave space which we already did in tender but they didn't rectify it in contract and we asked for glass doors to butlers pantry and laundry so we didn't sign it but she ask to sign and she promised us to raised in PCV1 with free of charge which happen on 27 Oct 2015. They have send us three time final drawing without rectify island bench so finally I have made changes with whitener on final drawing and send back to them with mentioning we want like that but still they send me another copy same as previous one and AL was saying it's too much changing so it's getting confusing. Excuse me- it's only two changes and that one I even sent you on drawing on paper which is not my job. With that we applied for valuation which comes $25,000 less so one more tension. I have asked Henley to throw some discount but they didn't offer single cents discount which is more disappointing. But finally we have manage $25,000 short fall and bank approved unconditionally loan on 30 November 2015. Other side still we were waiting for PCV1 but they haven't rectify it and finally they did on 14 December 2015 after asking them so many times and guess what they didn't include glass door in butlers pantry and laundry. so our admin (AL) raised building variation 1 as it was their mistake. This time they are quick and send it to us on 17 December 2015. Now we are in construction stage and our construction admin is VA (not mentioning her full name) and construction supervisor is DT ( not mentioning his full name). Both didn't contact us as on 16 December 2015 Now this is very interesting, we been to our block on 13 December 2015 and we have found out our site was cut and water tap and water meter was stolen. So I have sent email on 13 December late night to our admin AL, mentioning about site cut and stolen tap & water meter. As she is quick on replying emails she mentioned construction admin and construction supervisor's name on next day's email. Finally we have received called from construction admin on 15 December 2015 to introduce her self and still waiting for call from our site supervisor to call us and introduce him self. We also got update from our construction admin that our slab pouring will be done before Christmas (may be today or tomorrow) so other side happy with progress but not happy with our site supervisor as still he didn't called us yet to even introduce him self. We live two houses away from our build so we saw the machines arrive one Friday afternoon and start cutting away. We just watched. Our water tap and meter also went missing but we got a brand new one installed no worries. We didnt have our first phone call from our SS until our slab was poured. There will be lots of ups and downs along the way, I cant wait to watch your build progress! Still the same thing we found today. No progress towards slab stage. I am very happy with the progress and the quality. They did fantastic job for slab. But other hand I am not happy with our site supervisor. He still didn't contact us, not even for introduce him self or to give information about slab pouring. I have sent email to admin for asking his contact number but just got auto reply that she is on holiday and coming back next week. I don't have any problem with her as everyone deserves holiday but from our SS, I am expecting at least one phone call before slab was pour.
