Also is the red lines another easement. How many m2 is easement in total. Not sure on your council but some want corner set back 6-9m from boundary. FYI, a true -/120/120 window is bloody expensive; a window doesn't constitute a structural part of the building so the first component of the FRL (fire resistance level) is denoted by a dash. I would allow many thousands of dollars a sqm for an installed window. They are a reltively chunky steel frame and beading thats not overly attractive plus the glass is over 2 inches thick. Beyond that would be any eaves will need to be constructed from fire rated materials. Badically any stucture in that zone. Its a fairly expensive undertaking - to put it into perspective a 120 minute rating is higher than what they specify for bushfires. 60/60/60 would be a bit easier, cheaper and closer in equivalent to BAL style products. I am building with Burbank but they didn't really do corner layouts which is why the layout ended up being customised to fit the block.
