Browse Forums Building A New House 1 Dec 19, 2015 4:59 pm Hello, Anyone building with Orbit Homes? I'd like to share ideas/experiences with other people also building with Orbit homes. We've built with them 7 years ago and now we put a deposit down for a new homes. Our building won't start till next year, as titles aren't due to be released till July 2016. In the mean time I'm doing a lot of research about the finer details to make sure we get everything we want/need this time around. Although I keep a close eye on H1 I missed your original post. We are building the Balwyn 196 with Orbit Homes in Keysborough. We're a little more progressed than you. The slab was completed just before Christmas. Our inspector found a defect with the slab. Am waiting to see how these will be resolved. It wouldn't be great to hear that things are being held up due to a defect. I hope it get's all resolved for you soon. We've built with Orbit Homes nearly 8 years ago and they did a good job then, thus why we are building with them again. Who inspected your slab? Was it someone from Orbit, council or did you hire someone?? Thanks for a link to your build blog. I'll keep an eye on it. We are using our own independent inspector, Housespect. Given the size of the investment you a making in building a new house and how busy the builder's Site Supervisors appear to be, it really is a necessity. In Victoria the Building Surveyor is supposed to perform this function. However, in general the builder selects and pays the Building Surveyor. Consequently, the Building Surveyors are somewhat conflicted. The State Government has introduced legislation to change this. But it is too late in our case. Some builders claim to have their own independent inspectors but if you read the blogs of people building with them you will see it doesn't prevent poor quality workmanship. Even though it may cost you an additional $2K for 5 inspections it is a small proportion of the overall build cost and is money well spent IMO. I am hoping things won't be held up due to the slab defect. Apparently Orbit take about 4 weeks off over Christmas/NewYear any way. Hopefully the concretor can attend to it in the meantime. Where are you building ? Unfortunately the developer's forecasts of expected titles are notoriously unreliable. Some people say take the leadtime they have quoted and double it. Have Orbit booked you in for your Colors appointment yet ? Have they given you an idea about when the contract will be ready ? From memory, the last time we built we only got the property inspected at our cost at the end, before making the final payment. But based on your experience I can see that it's worth doing it as you go along. Especially when it comes to possible defects in the slab. We aren't building until later in the year since our titles won't be released till July . It kind of works in our favour to wait a bit, even though I'm really anxious to start. My 4 year old daughter won't start Prep until 2017. Until then I only work 3 days a week and this allows us to continue saving money. We are building in Merrifield which is a new estate in the Northern suburbs. The area is not my 1st preference, but it's affordable, pretty, and in an area that is being continuously developed, easily accessible to transportation and also it's close to my family.
