Browse Forums Building A New House 1 Dec 16, 2015 1:08 pm Hello all! We are embarking on our second build later next year. Land expected to title 2nd quarter of 2016. We purchased land not far from our current house. This time the land is slightly elevated and faces directly onto the main road, so no houses opposite us meaning we are definitely getting a balcony! After months of researching the best design and inclusions we had decided to stay with Carlisle although Henley were a close second choice!! I just fell in love the minute we stepped foot into their display house in Somerfields Estate in Keysborough! We've kept most of the plan as standard as possible with some things already included as part of their standard inclusions or bonu offers. Our colors and tender appointments are not till next year so sort of putting this to one side and focusing on getting our current house ready to put up on the market! Hopefully the market doesn't start slowing down too much first half of next year. Update - House sold and settled although it took longer than expected but we've moved back to my mum's for the time being Timeline LAND: July 2015 - deposit and signed contracts for land Dec 2nd 2015 - notice civil contractors started putting up our retainer wall! March/April 2016 - expected settlement to occur during this period! Ewkk! May 16th 2016 - LAND SETTLED! Timeline ADMIN PHASE: Sept 5 2015 - initial deposit with Carlisle March 3rd 2016 - Color selections March 18th 2016 - Tender appointment April 22nd 2016 - Contracts booked - cancelled. May 12th 2016 - New contracts appointment book / CONTRACTS SIGNED May 12th 2016 - Broker starts to organise finance June 3rd 2016 - Finance Approval June 27th - Developers Approval received June 30th - Building Permit received July 12th - Site start July 13th - putting temp fencing up July 13th - received final drawings (LOL) July 20th - amended drawings received August 1st - Independent inspection August 2nd - SLAB! August 10th - Frame outlined started August 14th - Ground Floor frames finished August 23rd - Frame Inspection with Darbecca August 25th - New SS assigned August 29th - 2nd Sept - Ducted heating rough in, Roof tiles September 13th - Pre-Plaster/Lock up Inspection with Darbecca and SS September 19th - 23rd - Insulation and Plasterboard installation, Brickies started September 26th - 01st October - Mostly brickies and Plasterer - Cornices to upstairs October 3th - 8th - Staircase went in, cabinetry went in, architraves installed October 11th - Scaffolds went up for brickies to continue, waterproofing to wet areas October 14th - Fixing stage inspection with SS October 14th - Darbecca's inspection with SS October 17th - 23st - More works on the bricks, Painting done (can't tell if it's 3 coats!) October 24th - 30th - Tiler to start, Brickies to be completed, all outstanding windows and doors replaced and fitted off October 27th - Consultant from Victory Blinds to come quote/measure October 29th - First time we were locked out completely! October 31st - November 2nd - Foam Cladding and Eaves all installed, Lock up & Fixing invoice received November 7th - November 11th - Tiling to be completed (Ground floor tiling 85% complete as off 8/11/16), mouldings started to be installed. November 14th - November 18th - All plumbing fit offs completed - shower screen to bath to be install by Friday, Bricks cleaned, scaffolds removed (?? what about renderer and fixing roof tiles?!!::surprise::) all tiles completed, site cleaned, garage door to be installed by end of the week, carpets to start at end of the week November 21st - November 25th - Painters to finish all the staining of timbers, touch ups, SS to complete his walk through December 8th - PCI appointment already booked January 24th - Darbecca's Re-inspection January 27th 2017 - Second PCI - refused handover!! I think they leave it like that so it can be connected to a drain later on. Whereabouts is your build? We are hoping to go with alpine grigio lappato tiles throughout but our consultant said we pay for cost difference plus extra laying charge as we opted for 600x600. The darker tile shown. Our second choice is the lighter grey exile ash lappato (bottom lighter tile in pic) Only need to pay extra for laying.
