We are aiming to keep this updated as things progress and provide some information about our experiences along the way. The block has no water or sewer services, so this needs to be added. FIRST - Tim Bradfield in the Chisholm office has been a dead set legend. He has been patient, full of fantastic advice and has helped us immensely throughout this whole process no matter how dumb our questions were or how annoying we were. Below are the timings from when we started looking at Coral Homes though until now. I will add critical pieces as they occur and provide commentary, suggestions and tips where we can. For a number of weeks we went out to Chisolm to look through the Coral Homes displays (and others) while trying to find something suitable for our block as it has a wide frontage. We found Tim to be great and he helped us alter the plans for the Longreach 33 to be more functional for our needs. (I'll create a separate post about our changes later on.) We finally settled on all our changes and went out to see Tim for about the 5th time to finally get the ball rolling. 08/08/2015 - Signed our Preliminary Agreement. This started Coral on doing all of their checks on the block to start the fixed quote process (which comes off the cost of the house) 03/09/2015 - Email received advising that Soil test and contouring has been completed. We actually noticed some progress about a week prior as there was a TBM (Temporary Bench Mark) stake as well as some bore holes. 04/09/2015 - We met with Tim and reviewed the results, and we made some (more) changes to the plans and ordered the Tender Letter. (things like shower recesses - nothing major) 28/09/2015 - Email received advising the Tender was in. 03/10/2015 - Visit with Tim to go through the Tender. There were a few minor changes required, but nothing significant that needed to be redrawn or redone. My advice here is to be thorough on what you want. Go through it a couple of times, talk to friends about it too. We had a checklist of the changes we made so we could confirm each item was included and the way we wanted it. THIS HELPED A LOT!!! As a result I'm happy to say we got most of it done in one go. 20/10/2015 - Email received that contracts were in. (EXCITING) 30/10/2015 - Went through the contracts with Tim and signed. Yes we used our checklist of changes and it was all spot on. 05/11/2015 - Beaumont Tiles called to book in the Tile selection Appointment. We visited Beaumont tiles twice before the actual appointment because we wanted to get an idea of what we wanted. Take the time to do this, it was hugely beneficial because when we selected our tiles - we didn't choose anything from our first visit 20/11/2015 - Beaumont Tiles Selection Appointment. Our colour expert was fantastic and helped us along the way. She wasn't pushy, but offered some great advice on what works and what needed some attention. 04/12/2015 - Bank has finally pulled the finger out and transferred the deposit to Coral. just waiting for it to float through the air to them which should be tomorrow. Coral will then put the application together and send it off to their Private Certifier and then off to Council. We aren't expecting to see this come out this year, but we can hope. The private certifier is now putting the paperwork together to go to council. Keen to see your changes Re: Coral Homes - Longreach 33 - Clarence Town 6Dec 12, 2015 5:34 pm Hi Boatfalls, My hubby and I looked at the blocks at Clarence Town, it`s so lovely out there and the views are amazing! We also looked at building the longreach too. The location was just a bit too far away from hubby`s work (shame because I loved it) so we ended up buying a much smaller block at Chisholm, but we are still able to build a ranch style home as our block is wide at the front (bit smaller than the longreach). Our plans have just come out of council now so we`re hoping that the build will start early January. We haven't posted a great deal because we haven't had any significant progress until recently due to closures. Here is what happened since Dec 12. Paid our deposit for our HSTP - That application is now in council 06/01/2016 - Had our electrical appointment - you can't request network or phone ports at this appointment, so if you want it get it quoted when you get the tender. 07/01/2016 - Phone meeting with new CSO (VERY Happy with her so far - very knowledgeable and helpful) 07/01/2016 - Requested quote for installing data ports 08/01/2016 - Declined data ports quote due to cost ($860 for 6 ports + $50 for variation of contract) 14/01/2016 - Colour selection (Pics and info on their way) So at this point everything is done and we are just waiting for our application to go to council. March 9th can't come fast enough. We had a few delays relating to re-filling forms for sub contractors, but by way of a good CSO at Coral and a forgiving and understanding electrical contractor we got it all sorted. Now for the build... Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 7218 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 47571 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
