Regarding the site costs we can lock in fixed costs at 15k. We pretty much have a flat block with less than 300mm fall. Is it worth looking in to getting all cuts and excavation done privately? Is a concrete slab going down for the base? Reason I ask is because whilst there is only a 300mm fall, there is a bulking factor with the soil, so unless you plan on using the excavated soil on site there could be some costs associated with the removal of spoil. Another question, did that allowance include the excavation of all the footings for the slab? I.e was the allowance for all of the excavation associated with the build or just the cut of the site? Without seeing the size of your house I would say an allowance between 10-15K would be reasonable as that cost would also include the builders margin of somewhere between 20-30%. If you managed that portion of the build yourself and paid a contractor yourself you could save the builders margin, but you then take on all the risk and other associated costs if something goes wrong.
