Browse Forums Building A New House 1 Nov 27, 2015 8:22 pm I am new to Australia. Just got my PR & moving shortly. Seen land for sale adverts in Highgrove. Plan to buy a land and build. Before finalizing on purchase of land what are the formalities I need to do? I won't be needing bank loans for the land. I hear titles take about 6to 8 months which should be fine as we will only build after a year. Dont know whether I should find a builder before I purchase land? I read about soil tests and land having fill and cut and am clueless about what these mean. I am looking at places in Clyde North. We are in our 50's so don't need to worry about schools. Just need a nice neighborhood. I have also checked Berwick waters land ads. Could those who purchased land to build (not land & home package) please please guide me with all I need to know in this journey. Much appreciated. Cheers Re: Please guide me 2Nov 27, 2015 9:08 pm Welcome Rach! Best advice I can give is get here and have a good look around before you decide where to settle. Rent in the area before you buy. I don't think it's wise to buy anything or even think of it until you've 'tried it on'. A house is such a permanent, expensive purchase. Cultures of suburbs even in the same city can be VERY different. As for titles settling that also varies. When we bought our land the title was already done/ready. So Id say. Come and enjoy looking/exploring before deciding what you think you would like. If you buy in a newly released area, you usually purchase from a developer/land sales agent. They and your chosen builder(you will have fun exploring the building display villages) know the areas and will guide you through the process. Good luck! PS. Where are you now? Re: Please guide me 3Nov 27, 2015 11:14 pm Soil tests are to determine what type of soil is underneath you as some types need more substantial foundations and therefore cost more. Cut and fill will be needed if the land is sloping, to create a flat section for the house to go on. Hi We have finally decided to complete a KDR on our corner plot in NE Melbourne suburbs.
