Taking advantage of the big block we have in the camberwell-ish area. They took us through the "pricing" in terms of build. They have only provided estimates (i.e. cost of soil testing,site cost etc etc). Obviously these are subject to change. I have also sought information on the rough cost of some of the non-negotiable extras that we want, and have been provided a price (i.e higher ceiling) It seems next step is $4,700 deposit to get the ball rolling on land/soil testing etc. Then a further $2k to get town planning involved and then another $x to get it to council and approved. Should I be requesting Metricon put certain conditions in the 'deposit' agreement I am signing? At the moment its very bare, and I dont want to be stuck after paying $x amount before the final contract and then disagreeing on terms.Such as the fact that if we go to build I will want my building inspector on site to check the work? Or the specific cost? Should I be asking Metricon for any further discounts now on the build/extras? They dont have a promotion at the moment(or if they offer something they will just up the price elsewhere?). Any other tips? Why are these so shy about providing all prices and costs, especially when it comes to actual fittings. Do many people experience variations to the site costs that are initially 'estimated'? and if so, by how much? Its very difficult to commit when the price can have such variation. If you are sure that Metricon is the company who can build your house then initiate the process by paying 4700 ( that sucks because I paid 750 for survey and soil test ) this will give you detail idea about actual site cost. I am building in Sydney and I am expecting to rise my site cost increase by 15k because of slope and site cond) The warning is on the sticker on the door too.
